A North Jersey town with simple houses, nice parks and big cities nearby
The hilly streets of Roselle act as the calm counterpart to the borough’s fast-paced neighbors: Newark and its huge international airport are just 7 miles north, Staten Island is 5 miles east, and Lower Manhattan is roughly 17 miles northeast. The area’s convenient location explains growing interest. “For homebuyers, it’s all about proximity to the city. A lot of people from New York have bought properties here in the last few years” says Christian Cobo, a broker at Better Homes & Gardens Elite with a decade of experience in the area. Though it’s received more attention as of late, Roselle is traditionally a blue-collar community, mainly due to its late 1800s, industrial railroad history. Around the same time, Roselle became the first town lit by Thomas Edison’s electric lighting system. For Roselle’s 22,000 modern-day residents, the area’s beacon lights include its parks, well-priced houses and proximity to New York City.

Well-priced homes line Roselle’s quiet, leafy streets
Roselle is almost entirely residential, with ranches, split levels, Craftsman bungalows and American Foursquares. “There’s a mix of styles throughout the borough, and it’s mostly single-family homes,” Cobo says. “A major attraction is that there are more entry-level homes here that are accessible and affordable.” Homebuyers are often relieved to find single-family houses priced between $315,000 to $700,000. Multi-family houses are common, as well, with prices stretching from $160,000 for older buildings to $760,000 for recently renovated properties. There’s also a small selection of condominiums and townhouses available, mainly in the southwestern portion of town alongside luxury apartment buildings — roughly 40% of residents rent. Prices for two- or three-bedroom units range from $160,000 to $375,000.

Warinanco Park is a local gem with modern attractions
A few playgrounds and athletic facilities are located throughout, including Calisthenics Park which has a jungle gym and outdoor fitness center, and Sylvester Land Memorial Field, a multi-sport complex. Warinanco Park is a major draw. Covering 205 acres, the park has an indoor ice rink and sports center with winter and summer leagues, plus a brand-new cafe and events lounge. Residents can hike the park’s wooded trails, rent paddle boats at the lake, cool off at the splash pad, grill at the pavilions or wander through the sustainable Chatfield flower garden. Every spring, locals flock to Magnolia Grove to enjoy the first blooms of the season.

A mix of chains, local eateries and service shops serve the area
Most local restaurants are along the borough’s peripheral, among other businesses like salons and auto shops. To the north, Westfield Avenue and First Avenue offer Mexican and Italian eateries, like Viva La Vida and La Catena Restaurant. Ebenezer Mexican Restaurant is known for its blended menu, serving quesadilla chorizo alongside Sicilian pizza. The small downtown area spans two blocks along Chestnut Street. Here, locals frequent Roselle Fried Chicken, Roselle Seafood and the Caribbean Cool Runnings Cuisine, plus Dunkin’ and Dollar General. St. Georges Avenue acts as the southern border and has various fast-food chains. Grocery stores include ShopRite and Aldi, plus small Mexican markets. While there isn’t much retail Roselle, the Mills at Jersey Gardens mall is roughly six miles away.

Nearby highways and public transit connect residents to major hubs
Roselle residents rely on cars for travel. The Garden State Parkway is accessible right outside the community, and Interstate 95 is just 3 miles east, as is the Goethals Bridge, which links to Staten Island. Newark Liberty International Airport is a 7-mile drive, and Lower Manhattan is 17 miles away. In neighboring Roselle Park, commuters can ride the NJ Transit train along the Raritan Valley Line. During rush hour, the train reaches Manhattan’s Penn Station in roughly 45 minutes. Bus route 113 runs along Westfield Avenue and reaches Manhattan’s Port Authority in approximately 50 minutes, as well.
Roselle residents can hop on the Garden State Parkway for work or play.
Next door to Roselle is a NJ Transit train station for easy access to public transportation.

Students attend four public schools in Roselle proper
Children can attend one of three elementary schools, including the C-rated Washington Elementary School. Students attend Leonard V. Moore Middle School for grades 5 and 6, followed by Grace Wilday Junior High School for grades 7 and 8 — both schools earn a C-minus from Niche. Abraham Clark High School also earns a C-minus from Niche and partners with four colleges and universities, both at the county and state level, to prepare students for higher education and post-grad careers.
