In terms of home options, there are several layouts and features to choose from, but two-car garages and three or more bedrooms are fairly standard. You can opt for a one-story or two-story model, and some houses are even outfitted with solar panels and smart features. “A lot of the builders offer decent-sized yards too,” says Rose Gonzales, Realtor with Realty of America, who has lived near Roseville for more than five years. Prices typically range from the low $500,000s to just over $1 million, and the median sale price is around $690,000, only slightly higher than the citywide median.

While there are no HOA fees, because Amoruso Ranch is a new community, buyers pay a Mello-Roos tax on top of their property taxes. “It’s an additional tax that goes to build the new infrastructure — roads, fire stations and parks,” Gonzales says. “You have new things in the area, and they come with a cost.”

Where Amoruso Ranch kids go to school

The area is served by two highly rated districts: the Roseville City School District for elementary and middle grades, and the Roseville Joint Union High School District for upper grades. The districts offer open enrollment, but parents must provide transportation to non-zoned schools. Younger kids can take the bus from Amoruso Ranch to Vencil Brown Elementary School and George A. Buljan Middle School, both of which get strong ratings. Older kids often go to West Park High School, where they can take dual-enrollment courses through Sierra College.

Enjoying Roseville’s many attractions

“Roseville is becoming a place that people talk about,” Gonzales says. “People come here because they’ve heard it has a good quality of life. We’ve moved people from the Bay Area, Southern California and even the East Coast.” Amoruso Ranch sits on the outskirts of Roseville, offering a calm suburban setting within a short drive of city attractions like:

  • The Placer Valley Soccer Complex, which has 10 soccer fields, a walking loop and an inclusive playground
  • Vernon Street Town Square, where you can enjoy everything from family movie nights and craft fairs to wine tastings
  • Westfield Galleria at Roseville, a large indoor mall anchored by Nordstrom and Macy’s, and the Fountains at Roseville, an upscale outdoor mall
  • The 18-hole Timber Creek and nine-hole Sierra Pines golf courses, which are open to the public
  • Mike Shellito Indoor Pool and the Roseville Aquatics Complex, city-run pools that offer swimming lessons
Plus, you’re less than 25 miles from Folsom Lake State Recreation Area, a popular destination for boating, camping and other outdoor sports.

Amoruso Ranch’s walking trails and planned amenities

Although Roseville has no shortage of things to do, you can also spend your free time closer to home. There are nature trails and open spaces in the community, and plans are in place for several parks, as well as commercial areas with shops and restaurants. Another planned addition is a new road — Placer Parkway — which will make it easier to connect with Sunset Boulevard West.

Jobs in Roseville and beyond

Some residents work from home, but Roseville has its share of in-person jobs, too. Kaiser Permanente’s Roseville Medical Center and the Sutter Roseville Medical Center employ hundreds of health care workers and support staff, and both are within a 13-mile drive. Other big employers include the local school districts and city offices. Sacramento — about 25 miles away — adds access to tech and government careers.
