Prices typically range from the low $500,000s to just over $1 million, and the median sale price is around $690,000, only slightly higher than the citywide median.
While there are no HOA fees, because Amoruso Ranch is a new community, buyers pay a Mello-Roos tax on top of their property taxes. “It’s an additional tax that goes to build the new infrastructure — roads, fire stations and parks,” Gonzales says. “You have new things in the area, and they come with a cost.”
Where Amoruso Ranch kids go to school
The area is served by two highly rated districts: the Roseville City School District for elementary and middle grades, and the Roseville Joint Union High School District for upper grades. The districts offer open enrollment, but parents must provide transportation to non-zoned schools. Younger kids can take the bus from Amoruso Ranch to Vencil Brown Elementary School and George A. Buljan Middle School, both of which get strong ratings. Older kids often go to West Park High School, where they can take dual-enrollment courses through Sierra College.

Kaiser Permanente’s Roseville Medical Center and the Sutter Roseville Medical Center employ hundreds of health care workers and support staff, and both are within a 13-mile drive. Other big employers include the local school districts and city offices. Sacramento — about 25 miles away — adds access to tech and government careers.
