Well-established neighborhood in central Roseville
Set between Interstate 80 and the train tracks in central Roseville, Theiles Manor is a small community with close-set bungalows and longstanding local businesses. “It’s just a really nice community in the older part of Roseville,” says Kim Haywood, local Realtor with Berkshire Hathaway Drysdale Properties. Restaurants and auto shops line the east side, while small neighborhood parks and cultural institutions like the Kingdom Hall of Jehovah’s Witnesses and the Community of Sacramento Bozniaks are found towards the south. Though the train tracks on the northwest side contribute to noise pollution, locals are close to the Roseville Station, which can be a draw for some commuters.
Theiles Manor is one of Rosevilles oldest communities and is surrounded by local businesses.

Theiles Manor is also close to Interstate 80, less than a mile away; downtown Sacramento is about 17 miles away on I-80. Roseville Transit bus routes stop along Riverside Avenue, connecting locals with the rest of the city. Roseville Medical Center is about 3 miles away, on the other side of I-80. Sacramento International Airport is about 23 miles away.

Homes here were built between 1910 and 1960 along narrow gridded streets, including mostly traditional bungalows and ranch-style homes. A few Craftsman properties are scattered throughout, and homes are set close together on compact lots, enclosed with fencing. Though the homes tend to have minimalist exteriors, mature cypress and mulberry trees add color to the streetscapes. Prices for two- to four-bedroom properties range from $350,000 to $700,000, depending on the home’s condition and recent renovations. “People are buying homes, fixing them up or putting rentals in them,” says Haywood. “A lot of people from the Bay Area are coming in, which is a bit of a new shift.”

Roseville Square is about 2 miles away, anchored by grocery chains like Trader Joe’s and Smart & Final Extra. Mark White Neighborhood Park is the main green space in the area, featuring a playground and pet water fountain. Oak Creek BMX, a privately owned facility located in the neighborhood’s southwest corner, attracts bikers of various skill levels. Summers in Roseville can rise above 100 degrees, at which time residents head to Johnson Memorial Pool to cool off. Just south, Roller King is a longstanding family-owned indoor roller rink popular with locals. Saugstad and Royer Parks offer sports fields, and horseshoe pits less than a mile away.

In my neighborhood we are lucky enough to have both large stores like Walmart, Home Depot for all our needs. But, there are times when you want to shop with less crowds and were the shop owners remember your name. We have a downtown roseville with all the small shops you need for almost everything your looking for.

There are alot of mechanic shops in the area so when i finish school it should be easy to find a job. The Union Pacific Railroad is the largest and best employer in our neighborhood.
