Well-established neighborhood in central Roseville
Set between Interstate 80 and the train tracks in central Roseville, Theiles Manor is a small community with close-set bungalows and longstanding local businesses. “It’s just a really nice community in the older part of Roseville,” says Kim Haywood, local Realtor with Berkshire Hathaway Drysdale Properties. Restaurants and auto shops line the east side, while small neighborhood parks and cultural institutions like the Kingdom Hall of Jehovah’s Witnesses and the Community of Sacramento Bozniaks are found towards the south. Though the train tracks on the northwest side contribute to noise pollution, locals are close to the Roseville Station, which can be a draw for some commuters.
Theiles Manor is one of Rosevilles oldest communities and is surrounded by local businesses.

The neighborhood is lined on the northwest by several lines of train tracks actively used by industrial and passenger rails throughout the day. The nearest Amtrak train station is less than 2 miles away and served by the Capitol Corridor commuter route, which runs southwest to cities like Sacramento and San Jose. Theiles Manor is also close to Interstate 80, less than a mile away; downtown Sacramento is about 17 miles away on I-80. Roseville Transit bus routes stop along Riverside Avenue, connecting locals with the rest of the city. Roseville Medical Center is about 3 miles away, on the other side of I-80. Sacramento International Airport is about 23 miles away.

Homes here were built between 1910 and 1960 along narrow gridded streets, including mostly traditional bungalows and ranch-style homes. A few Craftsman properties are scattered throughout, and homes are set close together on compact lots, enclosed with fencing. Though the homes tend to have minimalist exteriors, mature cypress and mulberry trees add color to the streetscapes. Prices for two- to four-bedroom properties range from $350,000 to $700,000, depending on the home’s condition and recent renovations. “People are buying homes, fixing them up or putting rentals in them,” says Haywood. “A lot of people from the Bay Area are coming in, which is a bit of a new shift.”

Summers in Roseville can rise above 100 degrees, at which time residents head to Johnson Memorial Pool to cool off. California has some of the best weather you can ask for. Summer is hot but there are rivers and lakes and in some parts even oceans to cool you off. The spring is perfect weather from morning to night. Fall is just beautiful and mild weather. The winter is cold but thier is also sunny days sometimes to much sun.

We have the galleria within 4 miles of our house. We have mr subs very good food we also have pizza and fast food. Panda Express to Olive Garden and last but not least Tahoe Joes great steaks and ribs.
