Postcard-pretty Hamline boasts two parks and scenic ponds
The postcard-pretty Hamline neighborhood shares the name of nearby Hamline University, located in downtown Saint Paul. Although there is no definitive reason why the community of about 500 homes was given this name, “This has certainly been a sought-after destination for professors and administrators from the university for years,” says David Saint Germain, a Realtor for 16 years with Metro Homes Market. Ponds, parks, quiet streets and eye-catching midcentury residences welcome buyers to a community where homes sell quickly.
Hamline is a suburban neighborhood neatly laid out in four quadrants. The two north quadrants feature about eight connected streets attached to small cul-de-sacs. The southern two quadrants are occupied by Roseville Cedarholm Golf Course on the west and Roseville Area High School on the east.
“Many buyers here seek out mid-century homes,” says Saint Germain. “Often people that grew up in the '90s and early 2000s don’t want the same colonial or traditional home they were raised in, so they’re big fans of these more contemporary-style homes. And the neighborhood is a good one for families with young kids thanks to the nearby parks and schools.”
Roseville Area High School is located in the southeast quadrant of the Hamline neighborhood.
Cedarholm Golf Course is located in the southwest quadrant of the Hamline neighborhood.

Variety and style define midcentury home choices in peaceful Hamline
Hamline is a mid-20th-century neighborhood, with mid-size homes ranging from about 1,200 to about 3,500 square feet. A few more recently built homes will exceed 4,000 square feet. Yards are roomy, with no sidewalks along quiet streets. Hamline Avenue evenly divides the west and east sides of the neighborhood, and both sides have a dedicated park and a pond.
While the average sale price over the past year in Hamline is about $440,000, buyers will find a wide range of styles and prices. Ranch-style homes and split levels from the 1950s and '60s anchor the mostly mid-century vibe. Well-maintained, custom 1960s contemporary-style homes, as well as a few recently built multi-gabled New Traditional homes, are also found in Hamline.
Three- and four-bedroom split-level homes have recently sold from about $330,000 to $500,000. Ranch-style homes range from about $330,000 to $450,000. The largest homes, including contemporary bi-levels and recently built New Traditional homes have sold from about $500,000 to $600,000.
Ramblers are the most popular style of home in the Hamline neighborhood.

Minneapolis parks are the second-best park system in the country
“Minneapolis and the Twin Cities are deeply committed to the availability of city parks,” says Scott Rehovsky, a Realtor with Coldwell Banker Realty for more than 20 years. “In the 1800s, city leaders promised to create a network of parks across the metro area. Their stated goal was that every home in the Twin Cities should be within six blocks of a park. They took this mission seriously and still do.” In fact, in 2024 The Trust for Public Land ranked Minneapolis the second best big-city park system.
Willow Pond Park, at the southern end of Hamline, features a nearly 15-acre pond surrounded by green spaces and a quarter-mile paved walking trail. Benches along the trail allow visitors to pause to enjoy peaceful views or such wildlife as turkeys and geese. Keya Park is a hit with neighborhood kids thanks to its newly reimagined playground that combines climbing structures, public art and rubberized matting. Mature hardwood and fir trees accent two recently resurfaced and lighted tennis courts, picnic tables and sports fields.

Roseville Area Senior High is located inside Hamline
Hamline students can attend class in the A-minus graded Roseville Public School District, which provides free lunches for all students. “Minnesotans are very supportive of the public schools,” says Rehovsky. “I’ve met families who have had two or three generations attend the same school. Parents also take participation in the PTA or boosters clubs seriously.” Students can start their education at B-graded Brimhall Elementary, which receives A-grades from Niche for the diversity of its students. Roseville Area Middle has a B grade from Niche. It offers programming for gifted students and the unique Roseville American Indian Education program that promotes cultural awareness and academic advocacy. A-graded Roseville Area Senior High is located inside Hamline’s boundaries on County Road B2 West. About 45% of students participate in Advanced Placement courses, and the school reports a 90% graduation rate. Hamline University is Minnesota’s first university and is a private liberal arts college in Saint Paul with about 2,200 undergraduate students and about 1,700 graduate students.

Metro Transit bus stops surround Hamline
The Minneapolis metro area is known for its bicycle-friendly roads. Paved bicycle lanes allow residents to reach nearby parks and ride downtown. County Road B2 West, at the southern edge of the neighborhood, also has bicycle lanes. Metro Transit buses are available on Hamline Avenue, Lexington Avenue and County Road B2 West.
The closest highways to Hamline are Minnesota State Highway 36 and Interstate 51, which border the south and west edges of the neighborhood, respectively. MN-36 runs west to east from Roseville to Stillwater at the Wisconsin state line and the St. Croix River. I-51 runs about 11 miles from Saint Paul north to Arden Hills.
Minneapolis-Saint Paul International Airport is 20 miles south of Hamline. With mild traffic, drivers can reach it in about 25 minutes. It has two terminals and is a hub for Delta Air Lines, Sun Country Airlines and SkyWest Airlines.
Hamline offres conventient freeway access via Hwy 36 to I-35E and I-35W.
Metro Transit offers frequent service to the Hamline neighobrhood.

Retail giant Rosedale Center is adjacent to Hamline
Rosedale Center is Roseville’s largest retail center and a popular statewide shopping destination. With more than 125 stores and restaurants, its anchored by JCPenney, Macy’s, and Von Maur. The mall has received recent upgrades and enhancements and is almost fully leased. Big brands including Best Buy, Kohl’s and Dick’s Sporting Goods can be found inside the perimeter parking area as well as AMC’s Rosedale 14 movie theater.
