A Latino community just outside of Eagle Pass
Chula Vista is a close-knit Latino community deep in South Texas Brush Country, only a few miles from the Mexico-United States border. The neighborhood is set between vast ranchlands and Eagle Pass, a city known for its two International Bridges that cross the Rio Grande River into Piedras Negras, Mexico. According to Eagle Pass resident Francisco Mauricio, a Realtor with La Cantera Real Estate, Chula Vista is a quiet, family-oriented neighborhood with starter homes and a growing number of new construction properties. “It’s out of city limits, so no city taxes, plus it’s close to the [Kickapoo Lucky Eagle Casino],” he says. “The casino’s a big hangout around here.” Residents also enjoy two neighborhood playgrounds and nearby local eateries.

Kickapoo Lucky Eagle Casino
Kickapoo Lucky Eagle Casino and its conjoined three-star hotel are a major draw to the Kickapoo Traditional Tribe of Texas Reservation, located just under 5 miles from Chula Vista. The casino was established in 1996 and, as one of only three casinos in the state, its addition was a game-changer for the tribe and the city of Eagle Pass. “The casino brings a lot of people to our small border town and provides a lot of employment,” says Eagle Pass resident Yolanda Rivas, the broker and owner of Savir Real Estate Services. “Yeah, the casino is a big thing to do here. They’re constantly raffling off vehicles. As a matter of fact, my husband and I won a 2024 Jeep Wrangler earlier this year.” Kickapoo Lucky Eagle Casino is a class II facility, meaning there aren’t traditional slot machines. Still, the electronic bingo machines come pretty close. Other games include poker and classic bingo. The casino’s restaurant, Azul, offers fine dining under low blue lighting.
Lucky Eagle Casino is close to Chula Vista for residents and visitors alike.

New construction joins turn-of-the-century ranchers
Many of Chula Vista’s original homes were built in the 1980s, ‘90s and early 2000s, but new construction is steadily changing the neighborhood's look. Classic ranch-style homes now sit side-by-side with contemporary, multi-gable new builds on larger lots than in the city. Mauricio says many lots are between a quarter- and half-acre, and properties on the neighborhood’s fringes sprawl across multiple acres. List prices range from $160,000 to the high $300,000s.

AFROTC at C.C. Winn High
Chula Vista is served by the Eagle Pass Independent School District. Rosita Valley Elementary — graded C-plus on Niche — is just over a mile down the road. Memorial Junior High is about 5 miles away and is also graded C-plus. C.C. Winn High earns a B-minus and offers an Air Force Junior Reserve Officer Training Corps program for students interested in the military track.

As for grocery shopping, residents can access big-box stores like Walmart and Lowe’s about 5 miles away on Bibb Avenue or stay in the community and pantry necessities from Casino Grocery and Market.

Chula Vista is car-dependent
Aside from a dusty backroad, El Indio Highway is the main way of getting in and out of car-dependent Chula Vista. The closest hospital is Fort Duncan Regional Medical Center, less than 10 miles away. Maverick County International Airport is just under 20 miles away. San Antonio is the closest major city, roughly a 150-mile drive from Chula Vista.
