Ellard is a partially gated community along the Chattahoochee River
Right over the Roswell city line and tucked into a bend of the Chattahoochee River is Ellard, a partially gated residential community with custom estates and riverfront amenities. “It’s an escape,” says Realtor Teri Frye of Mosaic Real Estate Marketing Services. She’s sold homes across the region for over 30 years. “It offers so much, with tree-lined streets, brick sidewalks and plenty of green space and common areas. It’s just so pretty.” The neighborhood’s architecture is arguably its biggest draw, with homes designed to emulate buildings from historic Mid-Atlantic and Southeastern America. Its location offers direct access to shopping and restaurants, and with the river nearby, kayaking and fishing. Plus, according to Frye, it’s conveniently located. “Just where it sits, you can get to Dunwoody, Alpharetta and downtown Roswell easily,” Frye says.
Large homes with historic architectural influences
Ellard’s single-family homes are mainly custom-built with Charlestonian, Italianate, and Victorian architectural influences. Many homes feature tall columns, wide verandas and finely landscaped yards, and several residents adorn their backyards with in-ground pools and intricately built patios. Homes here are especially noteworthy for their size, measuring 5,000 to 10,000 square feet, and selling for prices between $1.4 million and $2.2 million. Several homes sit on two-acre lots that overlook the Chattahoochee River, while inland lots measure from a quarter-acre to a full acre. Ellard townhomes typically measure over 2,500 square feet and list from $700,000 to $900,000. Outside the Ellard gates in the Riverside Summit subdivision, townhomes list from $400,000 to $500,000. Avana Woods apartments offer one to three-bedroom floor plans for rent.
Fulton County Schools earn high remarks on Niche
Fulton County Schools scores an overall A on Niche and serves nearly 90,000 students. River Eves Elementary School has an A on Niche, and Holcomb Bridge Middle School receives a B-plus. Centennial High School features an International Baccalaureate Diploma Program, allowing 11th and 12th-grade students to earn advanced degrees and the opportunity to study at universities worldwide. Niche gives the high school an A. Many residents also send their kids to nearby private schools, including Greater Atlanta Christian School, which scores an A-plus on Niche and is 8 miles away. Wesleyan School has an A-plus on Niche.
Community amenities and fun on the Chattahoochee River
Residents of the gated portion of Ellard have access to amenities operated by the Ellard Community Association. Amenities include four parks, a fitness center, tennis and basketball courts, walking trails and a pool. Plus, it provides access to the Georgian-style clubhouse, a hub of social events from trivia nights to holiday parties. Outside the gates, Garrard Landing Park is a public green space along the Chattahoochee River with picnic areas, a playground and a nonmotorized boat launch. The park sits near the Johns Creek Environmental Campus, a wastewater treatment facility and educational center. The Deer Valley Golf Range occupies land owned by the Ellard family, offering over 60 grass tee boxes, artificial mat stations and golf lessons.
Ellard Village features several service and retail businesses
Ellard Village is within walking distance of most homes in Ellard, offering residents access to dry cleaning, a chiropractor, physical therapy and a few restaurants. Hooligans Tavern offers wings, sandwiches and traditional finger foods with a full bar and TVs that usually have a sports game on. Ground and Pound Coffee is a popular spot for a morning latte and breakfast sandwich. The neighborhood also offers access to a few more shopping centers off Holcomb Bridge Road. Rivermont Square features Kroger and several attached restaurants like El Potrillo Mexican Restaurant and Yummy Top Chinese Restaurant.
A proximal community near several Georgia cities
Ellard is a car-dependent community located about 3 miles from Peachtree Corners, 6 miles from Dunwoody and 10 miles from downtown Alpharetta. Holcomb Bridge Road is the community’s primary thoroughfare, connecting residents with State Route 141 and U.S. Route 19. Northside Hospital Atlanta is one of the nearest hospitals to Ellard, around 10 miles away. Downtown Atlanta is about 22 miles southwest of Elland, and the Hartsfield-Jackson Atlanta International Airport is a 33-mile trip.
