Litchfield is residential community with sizable homes in a quiet, woodsy area
Litchfield's noteworthy estates are arguably the neighborhood's biggest draw, intricately built and carefully maintained on private lots. Beneath the glam of sizable homes comes a close-knit community that residents like Rachel Poore have felt for years. "We've had professional football players and celebrities in here, but everyone still treats everyone the same," Poore says. The Realtor sells homes with Keller Williams Atlanta Perimeter and has lived in Litchfield for 24 years. "Not only do people respect people's privacy, but everyone is so laid-back and welcoming." Neighborhood events and clubhouse amenities often get residents together. "There are plenty of activities, so you can be as social as you want or as private as you want," she says. The community's natural setting helps it stand out. "People say it's like a national park when you drive in," Poore says. "It evolves as you drive through, transforming into something really natural."
Custom homes on woodsy lots
No house looks the same in Litchfield. "Every home is different and unique," Poore says. "They are true custom homes, built timelessly." They measure anywhere from 4,000 to over 10,000 square feet, and most have at least five bedrooms. The community's oldest homes date to the early 1980s, when Poore's house was constructed, but hundreds popped up in the '90s and early 2000s. Multi-acre lots are private, heavily wooded and often adorned with resort-style amenities that have stunned Poore. "There are some homes I've sold where the backyard is jaw-dropping," she says. Some homes have saltwater pools, hot tubs and stone-lined trails that meet quiet backyard creeks. Gated subdivisions include The Overlook at Litchfield and Lakeside at Ansley. Homes list from $730,000 to $2.5 million, and homes in a gated community tend to list above $1.2 million. An HOA serves most homes in the community.
Fulton County Schools earns high remarks on Niche
Fulton County Schools scores an overall A on Niche and ranks among Georgia's top 30 school districts. Sweet Apple Elementary School scores an A on Niche, and Elkins Pointe Middle School has an A-minus. Roswell High School features Japanese, French and Spanish world language programs; in 2022, over 90% of AP world language students received the Seal of Biliteracy. Niche gives the high school an overall A. Some faith-based private schools are nearby, including Blessed Trinity Catholic High School. The high school has an A-plus on Niche and has over 50 athletic state championship titles. "They have a really good sports program," Poore says. "People are recruited from all over the country."
Resort-style amenities and nearby golf courses
Residents can access various recreational amenities through monthly HOA fees. The Overlook/Litchfield Club is members-only and features tennis courts, a seasonal pool and a playground. The facility and its amenities are behind a gate. The community has a few additional clubhouses with tennis courts and pools, like the one right behind the gates at Lakeside at Ansley. Folks also enjoy golf. "We're a golf cart community," Poore says. Ansley Golf Club's Settindown Course sprawls across 18 holes and was ranked the 10th best in Georgia by Golf Digest for 2019 and 2020. Golfers also enjoy the course at the Brookfield Country Club. Both country clubs require membership. A hidden nature preserve is along Lackey Road. "It was waterfalls and trails," Poore says. "A lot of people don't know it's there."
Downtown Woodstock and Roswell feature several local businesses
While mainly residential, Litchfield is near several vibrant downtown areas. "Where we sit on Cox Road, if you take a right, downtown Woodstock has shopping, live music and restaurants," Poore says. "If you take a left, you're about 10 minutes from downtown Roswell." In Woodstock, Reel is a casual dining spot known for its seafood and pasta, and in Roswell, Little Alley Steakhouse is ranked one of the 100 Best Steakhouses in America by Forbes. Highway 92 has big-box stores like Publix, Target and T.J. Maxx. The Kroger on Crabapple Road offers additional grocery shopping options about 4 miles away.
Navigating Fulton County
Litchfield is car-dependent, but residents often ride golf carts to get around the community. It's about 9 miles from Woodstock and 7 miles from downtown Roswell. Highway 92 connects with Turner McDonald Parkway, which leads about 30 miles into the heart of Atlanta. Wellstar North Fulton Medical Center, the nearest hospital, is around 7 miles southeast. Litchfield's overall CAP Index crime score is 1 out of 10, lower than the national average of 4.
