A coastal community on Don Pedro Island
Coastal beauty and a laid-back lifestyle await on Don Pedro Island. "It’s a community like no place else,” says Lisa Halpin, a Realtor with Palm Island Properties Incorporated who has sold several properties in the area. “It’s island living similar to the Bahamas or Hawaii, but right here in Florida.” The area is actually made up of three islands and is sometimes known as Palm Island. It's "very off-the-beaten-path,” Halpin says. “The northern part used to be called Knight Island, but it’s now known as Palm Island because the Palm Island Resort has been here for 40 years,” Halpin says. Cars are rarely used, with most people traveling by boats and golf carts.
Villa homes, condos and townhouses, many at Palm Island Resort
“Most of my listings are on the resort,” Halpin says. “It’s a lot of second homes, vacation homes and vacation rentals.” Most villas have beach access, their own boat docks and decks for sitting outside and enjoying the scenery. Homeowner association fees vary per property. There are housing options across the island, not just the resort. The price of a single-family home ranges from $670,000 to just under $1,980,000. Condos start at around $175,000 and go up to $600,000. Some condos have fractional ownership opportunities. Townhouses go for between $300,000 and $1,235,000. Homes tend to stay on the market for an average of 120 days, compared to the national average of 48 days. Don Pedro Island was impacted by Hurricane Milton and could experience tropical storms in the future.
Dual enrollment with Charlotte County Public Schools
Charlotte County Public Schools earns an overall grade of A-minus on Niche. Students in Don Pedro Island can attend Vineland Elementary, L. A. Ainger Middle School and Lemon Bay High School. All three schools earn a B-plus score. “The drive to the schools takes around 20 minutes,” Halpin says. "They’re all within 10 miles.” High schoolers can take dual-enrollment classes with Florida Southwestern College or State College of Florida. Before entering ninth grade, 100 Charlotte County students are chosen through a lottery process to attend Florida Southwestern College instead of Lemon Bay High School for the next four years and graduate with a high school diploma and associate's degree.
Boating and shelling at Don Pedro Island State Park
“It’s 7 miles of basically a private beach,” Halpin says. "Residents like to go fishing, boating and kayaking. All the typical beach activities, plus tennis and pickleball on the resort.” Palm Island Resort also has a pool and hosts events throughout the year, including some that are open to the public. Don Pedro Island State Park is a short walk from the shore. Without a prominent commercial presence, the island is primarily known for its access to nature. Dolphins, tortoises and native fish swim in the waters, and people can go shelling and look for shark teeth in the sand. There are several golf courses close by.
Dining at Rum Bay Restaurant and on the mainland
“Rum Bay Restaurant is the only commercial business on the island,” Halpin says. “It includes a small gift shop for beach items and logo wear. The lower level is the Coconut Cafe, which has gourmet coffee, hand-scooped ice cream, and provisions, like if you’re on the island and need ketchup.” Only accessible by boat for those who live on the mainland, the eatery has its own water taxi costing $6 per person. Its menu is a mix of seafood and classic American cuisine. On the mainland, there are more restaurants, including Isabella’s Bistro, Lipinski’s Tavern and Publix Supermarket.
Getting to Don Pedro Island by boat or car ferry
"We are a barrier island, accessible only by car ferry or boat,” Halpin says. “The resort doesn’t allow cars.” The ferry crossing takes around three minutes. From the ferry landing on the mainland, the distance to Englewood’s Dearborn Street is around 8 miles. The drive to Sarasota takes about 38 miles, or just over an hour. There are a few airports in the area, such as Southwest Florida International Airport in Fort Myers, which is about 70 miles north on Interstate 75. The island has a CAP Index crime score of 1 out of 10, lower than the national average of 4.
