Lakeside suburban living in Round Lake Park
Along the shoreline of Round Lake, Round Lake Park is a resort town that's turned into a residential haven. When the Village was first developed, most people bought summer homes, but people started settling in year-round around the 40s and 50s. Today, Round Lake Park still attracts people looking to live close to the lake and participate in other recreational activities nearby while maintaining a longstanding community of residents. “Locals who grew up here have been reinvesting in the community by buying and renovating some of the area’s more run-down homes,” says broker Ivonne Payes with Payes Homes. “People here really care about the community and want to see it succeed.”
Wakeboarding and water skiing on Round Lake
Residents living along Round Lake simply step into their backyards to access the shoreline. Watersports are popular here, so residents might see their neighbors out water skiing or wakeboarding as they set up their line to go fishing. While many in the community doesn’t don’t live along the shoreline, the Alpine Country Club’s 35-slip marina offers another spot for members to keep their watercraft. The club features a private beach where kids can build sandcastles as groups play sand volleyball. The residential portion of Round Lake Park also offers neighborhood parks within walking distance of homes. Cranberry Lake Park has a playground for kids and soccer and football fields often used by local clubs and leagues. The 1.7-mile walking trail is lined with fitness stations and circles the lake.

Private docks along the lake and colorful flower gardens
Round Lake Park’s housing is split into two distinct groups. On the northern side, narrow streets are lined with Cape Cods, bungalows and ranch-style homes. While yards are often just a small square of grass, homeowners make it their own with colorful and carefully maintained flower gardens. Along East Lake Shore Drive, homes overlook Round Lake, often with their own private docks. Those on the opposite side of the thoroughfare sit on a small hill, so residents still have views of the lake.
The southern side of the community is Saddlebrook Farms—a 55+ manufactured bungalow and ranch-style homes community. While farther from Round Lake itself, Saddlebrook Farms has its own lakes throughout the neighborhood, so residents can live along the water and walk into their backyards to fish from the stocked waters. The clubhouse at the center of the community offers social clubs where residents can connect with their neighbors and the fitness center with bocce ball courts. Across both sides of the community, homes typically sell between $250,000 and $450,000, but those along Round Lake’s shoreline represent the higher end of the range.

Round Lake Beach's annual August corn festival
Round Lake Park is one of many villages surrounding this body of water, and with the others so close by, residents can take advantage of the different social calendars. On the first Tuesday in August, Round Lake hosts National Night Out, offering hayrides, touch-a-truck, magic shows and raffles. Round Lake Beach throws Elote Fest—a corn celebration at the Civic Center. Vendors add Mexican-style grilled corn to their menus, and there’s a pageant where girls join the Elote Court. The annual August event also offers live music and a carnival.

A Brazilian cafe and Japanese ramen along Main Street
Main Street bisects Round Lake Park, lined with various restaurants. Cafezinho at Main Street brings Brazilian snack foods to the area, with favorites like pao de queijo, or cheese bread. While the inside is decorated with signs and art, many visitors like to sit on the back patio on nice days. On Twisted Burger’s outdoor patio, visitors can order burgers with toppings such as a fried egg or mac and cheese. They also offer special shakes with pancakes or donuts sticking out of them. Bento Café serves ramen and sushi in a modern setting painted almost entirely black, except for a bright red ceiling accent. With access to thousands of acres of natural areas and protected preserves, residents of the Ray Lake Kettle Grove area can enjoy some peace and quiet among the trees without sacrificing the nearby amenities found in Mundelein and Wauconda. Located 45 miles north of downtown Chicago, this community sits on the outskirts of a modern suburbia, just 10 miles from Lake Michigan’s western shores.
The average home value in the Ray Lake Kettle Grove area is around $650,000, $300,000 higher than the averages of both Wauconda and Mundelein homes. This is mainly due to the community's larger property sizes, with the smallest lots being 2 acres and the biggest reaching over 20 acres. Common architectural styles include brick ramblers, stately colonials and modern traditional builds. A selection of homes along Chardon Road feature picturesque lake views. Empty 6-acre lots are listed in the neighborhood for $400,000, and three-bedroom, two-bathroom bi-levels have been listed for $475,000. A high-end midcentury-modern house with five bedrooms, 6,000 square feet, an in-ground pool and an expansive waterfront property is priced at $1.9 million.
Ray Lake Forest Preserve spans across 1,163 acres of the neighborhood’s southeastern side. Three wetland areas and forests full of oaks, hickories and cherry trees can be found surrounding the preserve’s namesake lake. Visitors can meander along the 2-mile gravel path, ideal for hiking, biking, horseback riding and, in the winter months, cross-country skiing. Driving 4 miles west will take locals to Stonewall Orchard Golf Club, home to a verdant 18-hole course designed by Arthur Hills, who was named the world’s second-best course designer in 1998 by Golf World Magazine. Parents can take their kids to play on the playground at Sedgebrook Park, where they will also find tennis courts, picnic tables and a basketball court.
Neighborhood residents are served by a pipeline of four highly rated public schools, all of which earn overall Niche grades of B-plus or higher, starting with Fremont Elementary School, attended by prekindergarten through second-grade students. For the rest of the elementary years, students head to Fremont Intermediate School, which earns a 9/10 rating from GreatSchools on its student progress. Fremont Middle School first opened in 1957 and now serves 700 local learners. The middle school earns an impressive A-minus grade from Niche and has a student-teacher ratio of 16-1. Local high schoolers can attend Mundelein Consolidated High, which is ranked the 86th best public high school in Illinois, according to Niche. Over 40 extracurricular activity options are offered to the students here, including a student-run literary magazine, the broadcasting team and an Asian culture club.
Locals can pick up their groceries at the local Woodman’s Food Market before heading across the street to grab a bite at Fratellos Hot Dogs, known for their Chicago-style dogs and thick milkshakes. A few doors down is Bobby’s Barel, a popular local spot for grabbing an evening drink and savoring classic comfort food dishes like chopped steak and meatloaf melts.
Those living in the Ray Lake Kettle Grove area can take Gilmer Road south to Interstate 94 for the one-hour drive to Chicago’s city center.
