Master planned and quickly growing in Round Rock

Nearly 30 miles northeast of downtown Austin, the suburban neighborhood of Mayfield Ranch sits in Round Rock, one of the fastest-growing areas in central Texas. But Mayfield Ranch itself has been an established community for nearly two decades. “It’s an interesting vibe because the neighborhood itself has deep roots, but it’s right on the cusp of a ton of new developments,” says Crystal Olenbush, an Austin local and Realtor for Austin Real Estate with nearly 20 years of experience. Despite its proximity to new residential and commercial development, Mayfield Ranch maintains a quiet atmosphere. “A lot of families are interested in Mayfield Ranch,” says Olenbush. “It’s not just the neighborhood itself; it’s the location close to 1431, which is a road that crosses all the major highways.”

An abundance of Traditional-style homes

“Round Rock is a pretty good-sized suburb of Austin,” says Olenbush, noting how, as the area grows and more development springs up, homes in Mayfield Ranch become even more desirable, especially since the new competing areas aren't quite as conveniently located. “Homes in those communities being built right now are just farther and farther out, so this has become a prime location for its convenience.” Wide residential streets in Mayfield Ranch are lined with mostly Traditional-style homes, with some lower-profile ranch-style homes here and there. Many were built in the early 2000s and feature long driveways, attached garages and trees shading their well-maintained front lawns. Prices vary depending on square footage, typically ranging between $400,000 and $725,000.

IB and early college programs at Stony Point High School

Depending on their address, students are served by either the Round Rock or Leander school districts. Round Rock students often go to Chandler Oaks Elementary and James Garland Walsh Middle, each rated A by Niche, followed by A-minus-rated Stony Point High School. Students in the Leander school system go to A-rated Monta Jane Akin Elementary, A-rated Florence W. Stiles Middle and A-minus-rated Rouse High School. Both high schools offer the International Baccalaureate Program. Teens at Rouse High School can also take part in the school’s early college program, in which they can graduate with an associate degree by earn college credits from Austin Community College.

Interstate 30 leads straight to Austin

Less than a mile south, RM 1431 leads to many more shopping and dining options. Technically called Ranch to Market Road 1431, the lengthy road was built to connect Austin to its outlying communities, farms and ranches. “1431 is a road that crosses all the major highways, including the 183 toll, the 130 toll and I-35,” Olenbush says. Cedar Park Regional Medical Center, a 126-bed hospital with an array of outpatient and inpatient services, is about 6 miles away.

Mayfield Ranch’s closest grocery store is the H-E-B located a little more than 3 miles down Whitestone Boulevard, a main thoroughfare for the area. Whitestone Boulevard is lined with chain restaurants like Jack Allen’s Kitchen and Serranos Cocina Y Cantina. 1890 Ranch is an open-air shopping center with a bevy of restaurants and retail.

Shady trails and splash pads at Southwest Williamson County Regional Park

The Southwest Williamson County Regional Park is less than 2 miles from the community. The sprawling park is home to everything from sunny soccer pitches to basketball and tennis courts, plus a disc golf course, seasonal splash pad and an outdoor track. Multiuse trails connect each section, weaving over and around gentle hills and thick groves of trees. Inside the neighborhood, there's also an outdoor pool operated by the neighborhood association.

Things to consider

A sizable rock quarry called Texas Crushed Stone sits nearly 3 miles away. Noise and dust from the quarry aren't uncommon, though Olenbush says her clients haven't raised it as a concern.
