Bayside, a new lakefront community in Rowlett

On the banks of the enormous Lake Ray Hubbard, Bayside is a small master-planned community designed for suburban waterfront living in Rowlett. New construction homes and apartments are a short walk from parks and fishing jetties, less than 10 minutes from shopping and dining hubs in Rockwall. You can enjoy sunsets on your front porch and look across the water to Sapphire Bay, a buzzy mixed-use entertainment district that’s developing just down the shoreline. Right next to Interstate 30, Bayside combines lake life, suburban convenience and commuter access to Dallas and the larger DFW metroplex.

Master-planned lakefront suburbs in Rowlett

Curving suburban streets fill the neighborhood, winding past pockets of New Traditional homes and apartment buildings. “Bayside has lakefront properties that aren’t very densely populated. It’s kind of off the beaten path,” says Michele Minguzzi, an agent with Keller Williams who’s served the Dallas- Fort Worth area for 11 years. “You’ve got sunset views that are just breathtaking.” Townhouses sell from the mid-$300,000s to the lower $400,000s. Detached single-family homes run from the upper $300,000s to the upper $500,000s. Many residents of Bayside rent apartments in planned communities centered around shared walking paths, fitness centers and swimming pools. Bayside has a median single-family home price in the mid-$400,000s, higher than that of neighboring Dalrock.

School choice in the Garland Independent School District

Bayside is served by the highly rated Garland Independent School District. Families can apply to their favored standard and magnet schools through the district’s Choice of School program. One of the closest schools to Bayside is Herfurth Elementary School, known for its high ratings and Montessori magnet program.

Lake Ray Hubbard and waterfront recreation areas

“Bayside’s pretty unique because it’s in kind of a cove,” Minguzzi says. “It’s the back end of the lake, which is really peaceful. It almost feels like that part of the lake is just for that community.” Many community amenities and parks offer access to or views of Lake Ray Hubbard. Residents enjoy:

  • 4 miles of trails for walking, biking and golf carting
  • Green spaces with playgrounds, picnic pavilions, dog parks and walking paths
  • Peninsula Park, where you can fish in Lake Ray Hubbard from a jetty
Other recreation areas, like Town Center Park, will continue to develop as Bayside builds out. If you want to launch a boat into Lake Ray Hubbard, you can head to Sapphire Bay Marina, part of the developing Sapphire Bay district.

Looking forward to Sapphire Bay and shopping in Rockwall

You can go out to eat at a few restaurants off Dalrock Road, including 30 Brunch House, specializing in breakfast staples and mimosas. When the $1 billion Sapphire Bay mixed-use district is complete, it will place dozens of retailers, restaurants and entertainment venues on the shore of Lake Ray Hubbard within walking distance of Bayside. Busy shopping malls and commercial plazas, such as The Harbor and Rockwall Crossing, are about 5 miles from home in Rockwall.

Taking DFW commuter highways to nearby employers and Dallas

Interstate 30 and the Lakeview Parkway run to the south and north of Bayside, offering access to Dallas, Fort Worth and the DFW’s suburban commuter hubs. You can drive to Rowlett and Rockwall in about 10 minutes, while Garland is closer to 20 minutes away. The 20-mile drive to Downtown Dallas can take 20 minutes to 45 minutes, depending on traffic.
