South Rowlett offers the appeal of waterfront living less than 20 miles from downtown Dallas. "Around the Dallas-Fort Worth area, there are only a few locations where you can be so close to a lake," says Realtor Anthony Coleman of NB Elite Realty LLC, who has been in real estate for over eight years. "It's super rare." Situated along the shore of Lake Ray Hubbard, the area draws outdoor enthusiasts with opportunities for boating, fishing and relaxing by the water. Families also appreciate the solid schools. Despite being a unique, waterfront community, entry points are relatively modest. "These aren't your multi-million-dollar communities. You can get in this area in the $300,000s," Coleman says. A part of the greater Rowlett area, residents benefit from family-friendly parks, riverside trails and downtown community events.

Traditional 1980s and '90s homes and some new construction

Ranch-style houses and New Traditionals built from the 1980s to the 1990s are common. Some have elegant architectural touches, from stone facades to arched entryways to towers. Lot sizes span from less than 8,000 square feet to more than half an acre. Lawns are traditionally suburban, some showcasing professional landscaping. Prices range from around $320,000 to $780,000, with larger, waterfront properties commanding the highest range. New construction, from lakefront beach houses to contemporary farmhouse styles, price from around $460,000 to $790,000.

Garland ISD is highly rated and offers school choice

The Garland Independent School District earns an A-minus from Niche. The district has a robust school choice program that includes magnet, Montessori and college preparatory options. Admission is determined by a combination of lottery selection, eligibility criteria and available space. South Rowlett students may study at Katherine Stephens Elementary School, Coyle Middle School and Rowlett High School. Both the elementary and middle schools earn B-minus ratings while the high school scores a B plus.

Trails, sports, senior dance classes and paddling spots

Residents have plenty of ways to stay active. The Rowlett Nature Trail traces a lakeside greenbelt, making it a favorite for walkers. Katy Railroad Park and Herfurth Park offer a mix of sports courts and fields, playgrounds and picnic spots. Herfurth Park stands out for its pickleball courts and bark park. A few miles east, Paddle Point Park has a boat launch and another scenic waterside trail. A few miles away, Rowlett Community Centre hosts youth leagues and programs for seniors. "We have senior line dancing on Fridays, that's a big one, jazzercise, and a senior tap-dancing class in the gymnasium," says Melanie Chatman, one of its recreation specialists. Golfers can book tee times at the par-72 Waterview Golf Club, about 6 miles from the neighborhood's core. Rowlett Creek–Dallas County Nature Preserve, roughly the same distance, offers 16 miles of trails through woodland and grassland.

Main street charm meets national chains in Rowlett

Downtown Rowlett is a few miles north, offering a small main street shopping area with vintage streetlights, crosswalks and green medians. Wisp and Willow Boutique and Girlfriends are popular clothing stores. Barrocos Latin Cuisine, Bankhead Brewpub and La Casita Coffee satisfy cravings. Just north, Target and Sprouts Farmers Market, fast food, and more local eats surround State Highway 66. Following that route east, within 5 miles, locals find even more national brands and local favorites — including Petco and Fish N Tails Oyster Bar. They might also head to TLC on the Lake and Pier 101 for waterside dining, both within 8 miles. A premier Dallas destination, NorthPark Center, is around 20 miles out.

Downtown Rowlett is the center for local events, including September's Live on Main — where music, food trucks, and extended business hours fill Friday nights. December brings holiday lights and a parade, marking the season's arrival.

Public transit, including a nearby light rail, for regional travel

Dallas Area Rapid Transit operates a light rail station, on-demand rides and paratransit in Rowlett. The Downtown Rowlett Station is on the Blue Line, providing commuter rail service to downtown Dallas. Major routes like President George Bush Turnpike and Highway 66 connect the city to nearby areas. Rowlett does experience occasional flooding; several road closures for high waters were reported in 2025.
