In Springfield, homebuyers will find a pleasant, gently rolling topography predominately populated by ranch-style and new-traditionals homes with brick and stone facades built in the 1980s through the 2000s. "One of the things I really like about Springfield is how the developers worked with the area's hills and interesting landscape," Sims says. On the interior, homes feature an average of 2,100 square feet, while lots are an average of a fifth of an acre. New-traditional homes have sold for between $250,000 and $750,000, while ranch-style homes have sold for between $190,000 and $350,000. "Frankly, you can get a pretty good deal on a house there," Sims says. Many Springfield streets are lined with sidewalks, and many front lawns have tree shade. As for crime, the community received a Crime Score of 3 out of 10 from the CAP Index, lower than the national average.

Garland ISD's Choose Your School program
Springfield area kids attend schools in the highly rated Garland Independent School District. Through Garland ISD's Choose Your School program, families can decide which of the district's 68 schools students will attend. Norma Dorsey Elementary School is located in the neighborhood, serves pre-kindergarten through fifth grade and earns a B grade from Niche. “Dorsey Elementary is one of the best elementary schools in the district," Sims says. "And it's walkable from most of the Springfield area." In sixth grade, students can attend B-minus-graded Coyle Middle School. Rowlett High School is the nearest school for ninth through 12th grade and earns a B-plus from Niche. Rowlett High offers a dual credit program, where students can take courses that count for both high school and college credit. For private schools, Garland Christian Academy is 4 miles west of the neighborhood, serves pre-K through 12th grade and earns a B-plus grade from Niche.
Coyle Middle School in Rowlett has a Garland ISD technology program.
Many students attend the highly regarded Rowlett High School.

Disc golf or a barbecue at Springfield Park
For those looking for outdoor adventure, the Rowlett Creek Nature Preserve -- with its 97 acres of woods, meadows, creeks and off-road biking trails -- is just west of Springfield. Springfield Park has football fields, a disc golf course, a soccer field and room for a barbecue with pavilions and picnic tables. The park also features trails for walking, running and biking. Kenwood Heights Park is a quaint 3.6-acre bit of neighborhood green space where locals will find a playground and shady picnic pavilion. Rowlett’s Family Campout at Pecan Grove Park
The City of Rowlett hosts a selection of community events each year that bring the city together. One such event is Rowlett’s Family Campout in April at Pecan Grove Park. Families set up tents in the park and enjoy camping activities during the day and the stars at night. A meal is provided for the event, with s'mores as the after-dinner treat.
