Rural, mountainside living in Colorado City

At the base of the Wet Mountains, surrounded by rolling hills and open space, Colorado City is a growing Pueblo County community. Easy interstate access allows for straightforward commutes to larger cities, while a quiet atmosphere and undeveloped properties give the area a rural, Old West feel.

Housing market and continued development

While much of Colorado City remains undeveloped, existing houses range from brick ranch-style homes and manufactured homes to rustic log cabins and craftsman-style builds. The area is known for its secluded atmosphere, with properties ranging from around a quarter of an acre to over 5 acres. “Colorado City is very rural,” says Joe Garcia, a Realtor with HomeSmart Realty Group who has sold many homes in the area. “You’re living right in the foothills of the mountains. It’s a beautiful setting, with a number of lakes and natural trails.” Most of the market is comprised of empty lots in wide open spaces, some featuring tree coverage. Existing homes range from the lower $100,000s to the upper $600,000s, with undeveloped plots going from around $1,000 to $70,000, with price tags increasing alongside acreage. Most properties offer views of the nearby mountains and the surrounding valley.

Local public schools

The town is served by the highly rated Pueblo County School District, with most students starting out at Rye Elementary School before heading to Craver Middle School. Rye High School has a robust agriculture education program, with courses like botany, agricultural fabrication and principles of veterinary science. Charter and private school options are abundant around 25 miles north in Pueblo. The Greenhorn Valley Library hosts a variety of community programs and events, including yoga classes, game nights and story times.

Exploring the outdoors

With easy access to the mountains and open spaces of south Colorado, the community attracts many outdoor lovers wanting to be close to outdoor recreation. Day hikers can take the 6-mile Greenhorn Mountain Trail or the 10-mile Bartlett Trail for a more advanced hike. Both trails are within the expansive Greenhorn Mountain Wilderness, popular among backpackers, equestrians and anglers alike. Greenhorn Meadows Park has a campground, a playground, baseball diamonds and a basketball court. Nearby, the Colorado City Recreation Center has an indoor pool and basketball courts. The 70-acre Lake Beckwith has a boat launch for canoes and watercrafts with electric motors, along with a roughly 2-mile walking trail along its shore. The Hollydot Golf Course has 18 well-maintained greens and fairways, a pro shop and a clubhouse. “People really like the golf course because it’s quieter and in a more secluded setting compared to a lot of other courses in the region,” says Garcia.

A limited selection of local businesses

There are a handful of businesses and amenities along Highway 165, including a post office, a bank and a hardware store. Valley Market is the go-to spot for groceries and essentials, with a Family Dollar a few doors down. Three Sisters Tavern & Grill serves classic breakfast dishes along with western-inspired pub fare from steak to tacos. High Octane BBQ offers slow-smoked brisket and pulled pork with southern-style sides like baked beans, homemade pickles and fried okra.

“The town of Rye is very close by,” Garcia says. “It’s similar in that it’s very rural, but it has a few more businesses. Rye amenities are considered Colorado City amenities and vice versa, because of the proximity.” A few businesses can be found along Main Street in Rye.

Employment opportunities in the surrounding area

Major industries in Pueblo County include healthcare, manufacturing, education and agriculture, with many residents commuting around 30 minutes north to Pueblo for work. Some of the region's biggest employers are in Pueblo, from CS Wind to Colorado State University Pueblo. “I would say about half the population commutes to Pueblo, while the rest work from home, in outdoor tourism or in the local agriculture industry,” Garcia says.

Commute and transportation

Interstate 25 runs through the east side of town, providing a direct route to Pueblo and Colorado Springs, located roughly 70 miles north. Highway 165 can take drivers west into the mountains. The nearest commercial airport is in Colorado Springs, with Denver International Airport around 2 hours away.
