While it’s only 5 miles from Lewiston-Auburn, Sabattus offers a rural feel with lakefront homes and outdoor recreation. “It just has this cozy hometown vibe,” says Cindy Morin, who grew up in Sabattus and is a broker and Realtor with Fontaine Family-The Real Estate Leader. “I can’t stress enough about the people — the people are just really good here: friendly and welcoming. I’ve always been really proud to come from this town.” Sabattus Pond is the area’s main attraction, offering public access for fishing, swimming and boating. The town also has a small commercial area for necessities and entertainment. “You don’t even have to go out of town; it has everything you need,” Morin says, “but if you do, you're only a couple of miles from what you need in Lewiston.”

Fishing and swimming on Sabattus Pond, plus disc golf courses

Sabattus Pond is the community’s main source of entertainment. “My biggest excitement growing up was the lake,” Morin says. “We’d swim, boat, fish, and it was all walking distance from where I lived.” Many homes offer private lake access, and Martin’s Point Park has a public beach and boat launch. Fishing is particularly popular here, and even in winter people will get out on the frozen water to ice fish. “It’s a really great lake for pike — you can catch some monster pike out of there,” Morin says. Sabattus Disc Golf is another popular way to get outside. The facility has four courses of varying skill levels and offers lessons and tournaments. Devils Grove Disc Golf nearby has two courses.

The cabins, Cape Cods and A-frame homes surrounding Sabattus Pond sit close together around the water, and some have private boat docks. Most are used by residents year-round, though a few seasonal homes are available for snowbirds. Waterfront homes typically range from around $180,000 to $480,000. The Cape Cod and ranch-style homes that aren’t on the water are usually set back from the area’s country roads, with paved driveways, large lawns and surrounding forests that offer privacy from neighbors. On average, properties are 1 acre, though some can be up to 20 acres. Fixer-uppers and homes in need of updates range from around $65,000 to $180,000, while move-in-ready homes generally cost between $200,000 and $570,000. Custom houses and multi-residence properties can range from around $650,000 to $750,000. A few stores and restaurants near Route 126

Sabattus has a small commercial district on state Route 126. Sabattus House of Pizza is one of the few restaurants here and serves Italian comfort food in a casual atmosphere. “It's always nice to go in there,” Morin says. “They added more seating a few years back because it gets pretty packed.” Yeung’s offers Chinese cuisine, and Dunkin’ has a drive-through. Mixers Nightclub & Lounge has live music, karaoke nights and line dancing. Nearby grocery stores include Family Dollar and Hannaford. Jillson’s Farm & Sugarhouse sells farm products year-round, including seedlings in May and vegetables from June through September. In November and December, the annual Christmas on the Farm craft show features homemade items and antiques.

A regional school district with advanced course offerings

Kids can go to schools in the Regional School Unit No. 4 district, which earns a C from Niche. They can attend pre-kindergarten and kindergarten at the unrated Libby Tozier School, Grades 1 and 2 at the unrated Sabattus Primary, and Grades 3 and 4 at the C-rated Carrie Ricker School. They can then head to the C-minus-rated Oak Hill Middle and the C-rated Oak Hill High. High schoolers can enroll in 11 Advanced Placement courses and 10 dual-enrollment college courses.

State Route 126 leads 5 miles to Lewiston-Auburn. Interstate 95 is also in the community, leading roughly 40 miles to Portland and 27 miles to Augusta. Houses of worship here include Sabattus Community Baptist Church. The overall CAP Index crime score is 2 out of 10, lower than the national average of 4. Central Maine Medical Center is 6 miles away, and Portland International Jetport is a 42-mile trip.

Cold winters can sometimes cause power outages

Maine typically has cold and snowy winters. Morin says the roads are plowed quickly, so travel is rarely affected, but there can be power outages. “In a rural setting, it’s always good to have a backup heating source or a generator,” Morin says. “If you have a furnace, it's nice to have a wood stove too. It’s a lot easier if you’re warm and cozy if you do lose power.”
