Gateway West is a planned community where quiet, residential streets weave around a collection of green spaces. “The parks are huge in Sacramento and Gateway West is surrounded by nice shopping and restaurants,” says Mark McDonough, a Realtor with Coldwell Banker who has sold homes in Sacramento for over eight years. Located just 6 miles north of Downtown Sacramento, the community offers comfortable suburban living with easy access to the Market West shopping center, major thoroughfares and the Sacramento International Airport.

Towering conifers and palm trees shade Gateway West’s wide sidewalk-lined streets. New traditional homes built throughout the early 2000s embrace elements of Spanish design with stucco exteriors and tiled roofs. Most homes feature attached garages, wide driveways and modest lots with room for a small patio or fenced-in yard. Prices range from about $430,000 for a three-bedroom home up to $845,000 for a spacious five-bedroom home. According to the CAP Index, the community has an overall Crime Score of 3.

Community parks and recreation on the Sacramento River
Residents can walk to several parks in Gateway West. “There’s a park every five minutes,” McDonough says. As its name suggests, Hummingbird Park features a hummingbird garden where locals can observe nature. Those looking for more active recreation can head to Witter Ranch Park, which has a ballfield, two soccer fields, two volleyball courts and a playground for kids to explore. Bikers, walkers and runners can peruse the paved paths at Peregrine Park, which also features a full-size basketball court. San Juan Reservoir Park has several horseshoe pits and is the largest green space in the area, with 34 acres of land that double as a natural detention basin. Residents are also less than a mile from the Sacramento River, where there are plenty of water recreation and fishing opportunities.

Teens can earn college credit at Inderkum High School
Kids attend the highly rated Natomas Unified School District, which has an average student-teacher ratio of 22-to-1. The neighborhood is home to Witter Ranch Elementary School, which earned a B from Niche. Older kids attend the nearby Natomas Middle School, which earned a C-plus. Teens in Gateway West attend the A-minus-rated Inderkum High School and may enroll in the rigorous International Baccalaureate Diploma Programme. The high school also offers the California Early College Academy, which allows students to earn college credit while taking classes at American River College. Gateway West is also just south of the Universal Technical Institute, a trade school offering students hands-on industry experience.

Easy access to the Market West shopping center
The Market West shopping center is centrally located along the community’s northern border. Residents can dine at local chains like Jimboy’s Tacos, a Mexican fast-food restaurant known for its tacos and burritos. Mr. Pickle’s Sandwich Shop serves classic deli sandwiches in a casual environment, while Round Table Pizza features customizable pies. Residents can stop by Bel Air for groceries.

Gateway West is centrally located about 6 miles north of Downtown Sacramento and locals are minutes from the intersection of Interstates 5 and 80. For longer trips, the Sacramento International Airport is less than 7 miles north.

Nice Neighborhood in north sacramento towards the west, within natomas right by the arena blvd I-5 exit new homes and active apartments growing neighborhood and area, great diversity and nice sized houses
