Newer developments and subdivision homes in Natomas

With tree-lined residential streets that often end in quiet cul-de-sacs, Natomas Park is dotted with newer subdivision homes from the early 2000s. Most residences are New Traditional houses with front-facing garages, and common design features include stucco exteriors and tile roofs. Properties sit close together on landscaped lawns, and backyards can usually accommodate small outdoor pools or patios. Most homes have monthly HOA dues and can list from $500,000 to $900,000, and larger properties with five or more bedrooms can top $1 million. Condos usually go from $300,000 to $400,000.

Proximity to Garden Highway and Interstate 5

Major highways, Interstate 5 and California state Route 99 are just west of the community, making it convenient for people to access other major cities in the state. Downtown Sacramento and Mercy General Hospital are both about 9 miles south, and Sacramento International Airport is approximately 8 miles west of the neighborhood. Community parks and the Sacramento River offer outdoor opportunities

Often considered a recreational hub, North Natomas Regional Park abuts the community and offers over 200 acres of outdoor space. Locals can walk around the lake, swim laps at the aquatic center and let their pets play at the dog park. Little League often holds practices at the park, and events like the local farmers market also take place here. Smaller public parks dot the neighborhood, including Burberry Park, which has a butterfly garden, soccer fields and courts for basketball and tennis. On the east side, Cottonwood Park has a shaded playground and a picnic area with a gazebo. The Sacramento River is a few miles west. “The Sacramento River is another big attraction,” Amen says. “People go there for fishing and boating.”

Natomas Unified School District serves Natomas Park

Natomas Park Elementary School has a B grade from Niche, and Natomas Middle School rates a C-plus. The kindergarten through eighth grade Heron School gets a B-plus and has a STEAM academy. Also receiving a B-plus, Inderkum High School offers Advanced Placement and International Baccalaureate courses, college preparatory programs and career-focused pathways in broadcast media and public safety.

Park Place has shopping and dining spots

The shopping plaza Park Place on the southern end of the community is home to big-box stores such as Marshalls and Kohl’s, local businesses and restaurants. Locals can get groceries at Raley’s, and the popular Indian eatery Himalaya MoMo is across the street. Bella Bru Café is several doors down, serving brunch favorites in a casual setting. Arden Fair, the city’s premier shopping mall with over 150 retailers, department stores, entertainment venues and dining options, is about 10 miles southeast on Arden Way.

Festivals in Sacramento

Named the second most diverse public school district in the nation by Niche, Natomas Unified School District organizes a multicultural festival in April to celebrate diversity and inclusion. The event features live performances by students, food and diversity presentations. The Farm-to-Fork Festival takes place at Capital Hill, about 7 miles south of Natomas, and is considered one of the most popular food and music festivals in the region. Celebrating local food and regional wines with live music, the festival draws over 100,000 visitors.
