Northlake is a new master-planned community in North Natomas, Sacramento. Centering around the association’s lake, Northlake has seven subdivisions with single-family homes, amenities such as a clubhouse and a pool and walking paths for residents to walk around the water and the community. “Northlake is a little tucked away from the bustle of downtown, yet it’s still super close to the freeways and the airport,” says Dennis Elliott, a Realtor at KW Sac Metro with almost 10 years of experience. “If you have a waterfront property, it could substantially increase the value of your home. Houses with water views are very sought after.” The newly opened Northlake TK-8 School is right in the neighborhood, and shopping and dining options are about 5 miles away along Del Paso Road. The area’s CAP Index crime score is 1 out of 10, which is lower than the national average of 4.

Single-family subdivision homes in a North Natomas community
With more than half of the community yet to be developed, Northlake will have seven subdivisions. Centered around the concept of lakeside living, properties here are either steps away from the lake or have direct views of the water. Comprised of single-family homes with New Traditional or ranch-style architecture, houses here, either newly constructed or built in the past few years, typically sell between $600,000 and $900,000. Common design elements include brick and stone facades, stucco exteriors and red-tiled roofs. “The area is close to Beale Air Force Base, so there’s a good number of homeowners who are veterans and have VA loans,” Elliott says. “The important thing is that once they sell their homes, anyone can assume a VA loan. It’s a huge deal because this is the opportunity for you to assume a VA loan with a much lower interest rate.”

Amenities and parks in Northlake
Residents can walk or jog around the community’s lake, which anchors the area with clear blue water. The association has an outdoor swimming pool, and the clubhouse, with lounge and game areas, can be used for community socials and private events. There is a bocce ball court and a grill area near the pool, and the association is connected by walking paths. Northlake Park has expansive green spaces for frisbee, a basketball court, a children’s playground and covered picnic areas. Little League teams often practice at North Natomas Regional Park, which is about 4 miles east of the neighborhood.

Twin Rivers Unified School District serves the area
The community is served by Twin Rivers Unified School District, which has an overall B-minus grade from Niche. Northlake TK-8 School, newly opened in 2024, has a focus on STEAM curriculum and does not yet have a Niche rating. Rio Linda High School gets a B-plus, offering Advanced Placement courses and career pathway programs in agriculture and engineering.

Shopping and dining along Del Paso Road and Natomas Boulevard
Residents often go to Del Paso Road and Natomas Boulevard for shopping and dining. About 4 miles southeast of the neighborhood, the thoroughfares are concentrated with retail and grocery stores, as well as a variety of chain and local restaurants. Grocery options include Safeway, Sprouts Farmers Market and Raley’s, while big-box stores such as Kohl’s and Marshalls are also nearby. Proximity to nearby hospitals, the airport and downtown Sacramento
The community sits at the intersection of Interstate 5 and California state Route 99, also known as Garden Highway. North Natomas Medical Center is about 5 miles east, and Mercy General Hospital in downtown Sacramento is about 10 miles south. Several Sacramento Regional Transit bus stops are south of the area, and Sacramento International Airport is 4 miles west. “The community is also desirable to business executives and people who frequently travel for work,” Elliott says. “They can get to the airport in under 10 minutes.” Even though the airport is very close, Elliot says that noise is rarely an issue for residents.

Events and festivities in Sacramento
Downtown Sacramento has a variety of events and festivals, including Aftershock, a rock and metal music event, and the Golden Sky Country Music Festival. Celebrating local food and wine and drawing over 100,000 visitors, the Farm-to-Fork Festival is one of the West Coast’s most well-known food and music festivals.
Farm-To-Fork Festival is held every September in downtown Sacramento, close to Northlake.
