West Sacramento neighborhood with iconic landmarks and new energy

Washington was among the early towns that later formed the city of West Sacramento. Today, this neighborhood on the western banks of the Sacramento River has easily recognizable landmarks like the historic Tower Bridge and The Ziggurat, the gleaming Mesopotamian-themed home of the California Department of General Services. The riverfront park, recently added condos and repurposed properties housing diverse eateries have also combined to bring new energy to the neighborhood. “That is prime real estate. It’s probably the most valued location to be in because once all these new buildings — new residences, offices, multi-use zones — are all built out, all you have to do is cross the river, the Tower Bridge, and you’re in Old Sacramento,” says Carmen Micsa, broker/CEO of Dynamic Real Estate. “Or you can walk to your downtown office, where you work as a state worker.”

From Victorian-era cottages to new condos

Washington has a few blocks of raised gablefront and Craftsman cottages from the tail end of the Victorian era. Several have been converted into multi-family properties and stand out with their upper-floor entrances. Although single-family homes only make up a few of the recent sales, costs can go from about $350,000 for a classic cottage to nearly $600,000 for a newer contemporary home. Otherwise, prospective buyers will find new condos, particularly at the Washington Commons co-housing community. Condos range from $540,000 to approximately $1 million for a larger unit with two bedrooms and two bathrooms. The neighborhood’s overall CAP Index Crime Score of 9 out of 10 is above the national average of 4.

Tacos, burgers and brews in Washington

Foodies can start their day at the Tree House Cafe West Sac, which runs out of a former house with a small outdoor area. The nearby Corner Cafe carries similar fare and has its own chai bar and tea menu. The Midway serves Asian and American fusion cuisine and its menu includes bulgogi fries. Craft beer fans can walk or bike to Burgers and Brew, which runs out of the old Washington fire station. Hard to miss with its prominent “tacos” sign out front, Sal’s Tacos adds more diversity to the dining scene. The restaurant’s indoor art includes a mosaic of former Sacramento Kings center and local cult figure Vlade Divac. Raley’s offers one of the nearest grocers.

Views and scenic rides around River Walk Park

The nearly 10-acre River Walk Park lines the eastern end of Washington and connects to the approximately 3-mile-long trail of the same name. The park is popular for gatherings, its goose population and views of The Ziggurat. “It’s really our most unique commercial building, which overlooks the Tower Bridge, which is another unique architectural landmark,” Micsa says.Bikers enjoy rides on the River Walk Trail and connect to the Tower Bridge, passing by its golden beams as they cross into downtown Sacramento. Although the River Walk Park area can experience flooding, a levee system around the Sacramento River exists to control the issue. The city has also worked to meet state-issued mandates for improved flood control infrastructure.

River City High’s strong athletics

Washington is zoned for Westmore Oaks K-8 and River City High School, which respectively get C-plus and A-minus grades from Niche. River City High boasts some strong athletics, as shown by the successes of its water polo teams. The girls’ and boys’ varsity squads won Monticello League Empire titles in 2024, with the former repeating as champions. In 2025, the high school also had the league’s first girls’ champion wrestling team.

Sutter Health Park’s sporting events

Bordering the neighborhood to the south, Sutter Health Park is home to the Sacramento River Cats, the minor league affiliate of the San Francisco Giants. The park is also serving as the temporary home of the Athletics — formerly the Oakland Athletics — until the Major League Baseball club moves to Las Vegas in the late 2020s. Additionally, the ballpark is among the venues for IRONMAN California, a massive triathlon contest in October. “It’s been very famous in the last few years, with international participants from all over the world,” Micsa says. “It’s just an incredible experience. You get so emotional and so excited.”

Quick access to major Sacramento area commuter routes

Washington offers easy access to several Yolobus stops and a few major commuter routes. The neighborhood sits right along the Cabaldon Parkway, which goes to downtown Sacramento and Interstate 80. Travelers can take I-80 to go towards the Bay Area. The neighborhood is also close to Interstate 5, which goes to the Sacramento International Airport about 10 miles north. Located about 3 miles east in Midtown Sacramento, the Sutter Medical Center provides one of the nearest hospital facilities.
