A small neighborhood on the far south side of Saginaw
Coulter sits on the east bank of the Saginaw River in the far south of Saginaw. “If homebuyers are looking to be in a more secluded area, they are going to want to live here,” says Marquaveon McKinney, a local Realtor with Bay Realty Michigan. “There aren’t really any stores around. It’s away from the city, but still not that far.” Historically, the east side of Saginaw has faced economic hardship, and the median household income is now $17,465 compared to the citywide median of $37,298. Coulter also receives a CAP Index crime score of 10, the highest score possible. However, the public school district has made strides in providing students with opportunities to succeed at a new high school.

Modest ranch-style houses and townhouses, most for rent
Coulter’s winding residential streets are lined with two- to four-bedroom ranch-style homes from the 1930s and ’60s, selling for $40,000 to $120,000. More than 70% of residents rent, typically in the neighborhood’s townhouse complex or in modest single-family homes. “This is a heavy investment area — some fix and flips, but a lot of landlords buying properties and renting them out,” McKinney says.
Bridgton Place Townhomes is called home for a large portion of Coulter's central population.

A brand-new high school, career complex and arts and sciences academy
Students in kindergarten and first grade attend Thomas White School, which receives a B grade from Niche, followed by Martin G. Atkins Elementary and Thompson Middle, both rated C-minus. Saginaw High School closed after the 2023-24 school year, at which point students transferred to Saginaw United High School. The newly built $85 million school has yet to be graded. Its campus is designed to feel more like a college, with areas outside the classroom for students to collaborate, plus state-of-the-art science labs, digital touchscreen boards and brand-new athletic facilities. Juniors and seniors can also take advantage of the Saginaw Career Complex, where they can earn professional certifications. High schoolers can also apply to attend A-rated Saginaw Arts and Sciences Academy, ranked the best high school in Saginaw.
Thompson Middle School student needs are met with an 18-to-1 teacher student ratio.
Saginaw United High School is a new public high school that will soon open in Saginaw.

Walks by the river at Wickes Park 2 miles away
There are no parks in Coulter, but Wickes Park is about 2 miles away. On the Saginaw River, Wickes Park features a long stretch of grass along the water, with walkways where people can fish or go for a scenic stroll. Center of Attraction Outreach, a neighborhood church, has a playground and a picnic pavilion open to the public as well.

One Chinese restaurant and a few retailers nearby
While there aren’t many shopping and dining options in the neighborhood, a few retailers, including Great Giant Supermarket, Family Dollar and Dollar General, are about 2 miles away, and New East Wind serves Chinese food.
New East Wind Saginaw serves Chinese cuisine favorites on the west edge of Coulter.
The Great Giant Supermarket has been serving Coulter and the surrounding area since 1963.

Public buses available through STARS
Locals can take a STARS public bus from Washington Street to get around the city. Washington Street runs less than 4 miles to downtown Saginaw, which takes 10 minutes or less. Interstate 75, about 4 miles away in Bridgeport, can be taken for a 90-minute drive to Detroit. MBS International Airport is about 30 minutes away.
