Sahuarita Unified School District earns a B-plus
Rancho Sahuarita is part of the Sahuarita Unified School District, rated B-plus overall by Niche. Students attend schools that are in the neighborhood, starting with Sahuarita Primary before moving on to Sahuarita Intermediate and Sahuarita Middle — all rated B-plus. At Club Rancho Sahuarita, pre-teens can head to Kids Club for afterschool care. “They can play video games or get homework help, which is really cool. I don’t know of any other community that does that,” says Christina Esala, a Realtor with Tierra Antigua Realty who has over 16 years of experience. Teens may attend the B-rated Sahuarita High, which offers dual-enrollment courses for college credit at Pima Community College.Sports, trails and pools for residents
There are pocket parks throughout the neighborhood; each has its own set of amenities, and many are connected by over 25 miles of shared-use trails for jogging, dog-walking and cycling. Parque La Coraza includes a basketball court, covered playground and dog park, while Parque Del Presidio is known for its community pool and sand volleyball court. The 15-acre Sahuarita Lake Park is the neighborhood’s largest, offering playing fields, an open-air amphitheater and a 10-acre fishing lake. “You can’t swim, but you can fish and canoe,” Esala says. Nearby, Rancho Sahuarita’s splash park is an oasis in the summer months when temperatures here top 100 degrees. The area includes water slides, pools for all ages and a pair of 12-foot-tall flamingos that rain down water from their bills.Neighborhood events and town traditions
Rancho Sahuarita’s calendar is packed with events, from weekly fitness classes and monthly bingo nights to the biannual Fishing Derby at Sahuarita Lake Park. “You can sign your kids up for ballet, jiu jitsu or yoga,” Esala says. The town of Sahuarita also hosts community events, including the Fourth of July’s Sahuarita Stars & Stripes. “They put flags all down the main road — they’re kind of old school when it comes to holiday celebrations,” Esala says. The festivities include live music, food and games, as well as a striking fireworks display over Man in the Maze Trail Park to cap off the night. “They always have the best firework show,” Esala says. “People come from all over the place to enjoy their fireworks.”Easy access to restaurant and retail chains
At Rancho Sahuarita Marketplace, residents can grab groceries from Safeway or get a bite to eat without having to leave the neighborhood. “They have a couple of fast-food restaurants: McDonald’s, Arby’s — stuff like that,” Esala says. There’s also Kababeque Indian Grill with fast-casual South Asian fare, and Pub 1922 for beer on tap and happy hour specials. Small businesses like dental offices, beauty salons and VCA Valley Animal Hospital of Sahuarita are also in the area.Six miles away, Madera Marketplace is a larger shopping plaza with over two dozen restaurants and retail chains, including big-box stores like Walmart, Petco and Ross Dress for Less. Residents might start their morning here with an espresso from Dutch Bros Coffee or a pancake breakfast at Denny’s.
21st-century homes and 55-plus Rancho Resort
All homes here are part of the homeowners association, whose monthly dues range from about $130 to $180 and go toward community upkeep.Set in planned, sidewalk-lined subdivisions, Rancho Sahuarita’s single-family homes were built during the early 2000s through today. These three- to five-bedroom homes are new traditional with Spanish-inspired features, like clay-tiled roofs and exterior archways; most homes have attached two-car garages and covered patios, while private pools or lakefront views are desirable features that can raise a home’s value. “Everyone wants to be around the lake,” Esala says. Layouts range from 1,300 to 2,000 square feet, while lots range from about 3,600 to 7,000 square feet; yards are gravel-packed, often dotted with small trees and low-water shrubs like baja fairy dusters or yellow bells.
Rancho Resort, a gated 55-plus subdivision, features one- to two-bedroom, manufactured homes built during the 21st century. Layouts range from 600- to 1,600-square feet, with attached garages on 3,500- to 6,500-square-foot lots. Rancho Resort residents have access to exclusive amenities, including a pool, fitness center and more than 30 clubs, like creative writing, pickleball and woodworking. “If you’re in the 55-plus community, you have the best of both worlds because the younger crowd can’t go to the 55-plus amenities,” Esala says.
Single-family home prices range from about $300,000 to $500,000, while Rancho Resort’s manufactured homes range from $180,000 to $280,000 — both ranges depending on a home’s size and features. The median price here and in Tucson is $345,000. “With everything they have to offer here, you would think it would be more expensive,” Esala says.
Drive, walk, bike and bus from Rancho Sahuarita
Interstate 19 crosses the neighborhood, leading 20 miles north to Tucson. Residential streets are sidewalk-lined, and thoroughfares, like Rancho Sahuarita Boulevard, feature bike lanes and Sun Tran bus stops. “You could walk to get around, but you probably need a car,” Olof says. Northwest Medical Center Sahuarita is located in the neighborhood, and Tucson International Airport is 17 miles away.
