South of Tucson, Sahuarita is still growing like the saguaros that inspired the town’s name. The United States Census estimates that the population is around 36,000, an increase of roughly 44% since 2010. “We’re really turning into more of a family community because people who work in downtown Tucson but don’t want to live there can commute from Sahuarita and still feel like they’re in their own separate community,” says David Masterson, a local Realtor with Tierra Antigua Realty since 2018. The community is greener than most of the Tucson metro area, with the Farmers Investment Company (FICO) pecan orchards spanning around 6,000 acres on the town’s east side. Although the orchard is a significant economic contributor, most residents work in Pima County government offices and the Sahuarita Unified School District. Tucson commuters travel to nearby aerospace, technology and military employers.

Interstate 19 to Tucson employers
Interstate 19 runs north and south through the town, connecting it with Tucson, about 25 miles away. Tucson houses all the major employers, including Raytheon Missile Systems, Davis-Monthan Air Force Base and the University of Arizona Science and Technology Park. The Tucson International Airport is under 20 miles away and has over 19 direct domestic flights with connections to over 400 cities worldwide. Medical facilities and clinics dot the area, and the closest hospital is Northwest Medical Center Sahuarita.
Spanish Revivals, stucco villas and master-planned communities
Spanish Revival homes are predominant throughout Sahuarita communities. “We’ve got a bit of a mixture. There’s lots of new construction and mostly two-story homes, but some ranch homes as well. A few have acreage, but more often than not, they come with smaller lots,” Masterson says. The median single-family home price is about $360,000, which aligns with the county’s median home price of about $355,000. Attached two-car garages are popular features, and landscaping is limited to sturdy desert shrubbery and palm trees. Rancho Sahuarita is a master-planned community with an extensive park and trail network, and the homes are priced from $260,000 to $540,000. Most neighborhoods are not age-restrictive. However, Quail Creek is a 55-and-older golf community with stucco villas and houses that list from about $340,000 to $945,000.

Sahuarita schools and post-secondary school preparations
Sahuarita Unified School District serves over 6,300 students and earns a B-plus grade from Niche. In addition to the elementary, middle and high schools, the district has two alternative secondary schools and one fully online school. The district's high schools offer Career and Technical Education (CTE) and Dual Enrollment courses so students can earn college credit and explore their interests before deciding on a post-secondary school path.

Splash pads, Sahuarita Lake and racing past pecans
Sahuarita has various parks with splash pads, trails, playgrounds and athletic facilities. Unlike most parks in desert communities, Sahuarita Lake Park has water for fishing. It also has an open-air amphitheater where the community hosts a summer concert series. Nearby, Safari Park features the popular Safari Trail, which features animal sculptures. Between Sahuarita and Green Valley, there are various golf courses. Though not a traditional running course, the Green Valley Pecan Company’s orchard hosts runners competing in the Orchard Series, a three-part race leading to the Pecan Classic 5K in November. The 5K and 10K runs raise money to support the Future Farmers of America (FFA) and the 4H club of local high schools.

Big box stores, dining variety and grocers on I-19
Restaurants and big box stores line shopping centers on Interstate 19. National grocers, including Fry’s Marketplace and Sprouts Farmers Market, anchor some of these centers. Dining options vary from locally owned restaurants with pub fare and Mexican food to chain restaurants such as MOD Pizza.

Crime and high desert climate information
Sahuarita Police Department reports that violent crimes decreased roughly 30% between 2023 and 2024. Meanwhile, property crimes increased by nearly 8%, following steadily rising property crime figures since 2020. As typical of a high desert community, Sahuarita experiences summers where temperatures often climb above 100 F and has a monsoon season from mid-June to late September. The area’s dryness also increases its risk of wildfires.
