Set 25 miles south of Tucson, Santo Tomas Villas is a Sahuarita suburb with convenient access to Interstate 19, parks and area shopping. “It’s a super small subdivision,” says Cade Olof, a Realtor with Suburban Real Estate Group, who has over six years of experience. “It almost feels like one of the neighborhoods in Rancho Sahuarita, but maybe a little less hectic because there are not as many houses.” Home prices here tend to be lower than in Rancho Sahuarita and Tucson. Local schools are about 5 miles away, and Sun Tran buses stop just outside of the neighborhood.

21st-century homes with easy-care landscaping
Set along sidewalk-lined streets, Santo Tomas Villas’ three- to four-bedroom new traditional homes were generally built during the 2000s, with prominent multi-car garages and covered backyard patios. Most homes here are part of the local homeowners association, whose monthly dues of about $25 to $50 go toward community upkeep. Layouts range from 1,000 to 2,300 square feet, while lots range from about 5,000 to 8,000 square feet; yards are gravel-packed and dotted with low-water plantings, like barrel cacti and agave.
Prices here range from about $250,000 to $380,000, depending on a home’s size and additional features, like private pools. The median price here is $305,000, compared to $345,000 in Tucson and nearby Rancho Sahuarita.

Sahuarita public schools receive high marks from Niche
Santo Tomas Villas is part of the Sahuarita Unified School District, rated B-plus overall by Niche. Local kids in kindergarten through Grade 8 can start at Wrightson Ridge School, before moving on to Sahuarita High—both rated B by Niche. At the latter, teens can take dual-enrollment courses for college credit at Pima Community College. Sahuarita High also has a successful athletics program; from 2022 through 2025, the wrestling team won four straight state championships.

Getting around from Santo Tomas Villas
Interstate 19 borders the neighborhood and leads 25 miles to Tucson. Locals typically drive to get around, though residential streets are sidewalk-lined and bikeable. Fare-free Sun Tran buses stop just outside the neighborhood at Madera Marketplace. Northwest Medical Center Sahuarita is about 5 miles away, and Tucson International Airport is 20 miles away.
Local green spaces with a little bit of everything
A mile away, Anamax Park is Sahuarita's largest park and the local go-to for sports and relaxation. “They have a skate park, a dog park, a few baseball fields, a couple of soccer fields, basketball, sand volleyball and a little playground for kids,” Olof says. The park also includes the Anamax Recreation Center, which offers fitness classes like Pilates and kettlebell cardio. For a family cookout, Parque Los Arroyos is 3 miles away, featuring a covered playground, picnic shelter and games like cornhole and disc golf. Five miles away, at Sahuarita Lake Park, residents can go kayaking or cast their fishing lines for largemouth bass.
Shopping plazas with everyday essentials
There are several shopping plazas within 3 miles of the neighborhood, the largest of which is Madera Marketplace. “That’s going to be the main shopping plaza where you have the Walmart, Ross Dress for Less, Sprouts, a couple of auto shops and most of the restaurants in Sahuarita,” Olof says. Longhorn Outpost & Barbeque Company stands out for its craft cocktails and homestyle barbecue, and fast-casual staples include Culver’s and Pizza Hut.
Sahuarita Palms Plaza includes Mountain View Cafe and Bakery and a Safeway grocery store. Nearby in Valle Verde Center, authentic Mexican cuisine is a highlight—El Patio has been serving hot tamales and chile relleno for over 25 years, while Goyita’s, which opened in 2023, offers Mexican fare with a modern twist, including a spicy chile con carne burrito.
Walmart is a popular store for Santo Tomas Villas residents for groceries and home goods.
Natural and organic grocery items are available at Sprouts Farmers Market in Green Valley.

Events for the whole town
There aren’t any neighborhood-specific events, but the town of Sahuarita hosts community events throughout the year. “They do a couple of big ones every year that the whole town is welcome to, along with neighboring towns and cities,” Olof says. Sahuarita Stars & Stripes is one of the town's most popular events, celebrating the Fourth of July with live music, food trucks and a striking fireworks display at Anamax Park. Other highlights include December’s Winter Festival and Holiday Light Parade, where attendees enjoy ice skating, a tree lighting ceremony and photo ops with Santa. Smaller events, like improv classes and paint-and-sip nights, take place year-round at the Anamax Recreation Center.
Environmental concerns
Summer temperatures here regularly reach 100 degrees, so private pools are especially desirable home additions. There haven’t been any recent wildfires in Sahuarita, but they are a risk here; Santa Rita Fire District Station #154 is 5 miles away and responds to neighborhood emergencies.
