In the serene Butler and Crescent Beaches, the soft scent of salty water hangs in the air. A part of historic St. Augustine, locals are accustomed to passing by a decommissioned tank, strolling near white sand dunes, and seeing an old Spanish fort while crossing a ferry to the mainland. In this water-loving community, locals drive on the beach and own private boats for maritime adventures. "When you are closer to downtown, there are more tourists, making it busier. This sets Butler and Crescent Beaches apart from the rest of St. Augustine; it's very peaceful here," says Tatum Powell-Torode, a longtime resident and Realtor with Matanzas Properties.

The area showcases brightly colored bungalows dotted with windswept palm trees and quaint ranch houses made of brick. Traveling down the scenic roads, you'll see custom-built homes with wooden balconies to enjoy the sea breeze. "Pricing is more affordable than downtown. Right now, Butler and Crescent Beaches have a median property value of around $485,000," Powell-Torode says. However, some larger estates with waterfront views enter the market for over $1 million. These upscale coastal homes often have open floor plans and large windows inviting in the sunlight. Powell-Torode says that listings on the market sell quickly, so potential buyers should act soon.

The community is served by the St. Johns County school system, considered one of the top-performing districts in Florida, according to Niche. Young residents may attend W. Douglas Hartley Elementary, a high-ranking school that earned an A on Niche. Sixth to eighth graders may attend Gamble Rogers Middle, considered one of the top middle schools in the area. Teenagers at Pedro Menedez High, which received a B- on Niche, can enroll in an Academy or Program of Interest. Academies provide experience and skills for industries, such as Architectural and Building Sciences, Healthcare, and Business. Programs of Interest provide academic acceleration opportunities through IB courses and early college pathways.

The community is a nature-lovers paradise, boasting many parks and waterfront spaces to enjoy the Florida sunshine. Windswept Acres Park is a small public space with play equipment and benches to take a break. Beachgoers may visit Frank Butler Park to sit underneath the pavilions and play surfside. Locals suggest visiting Matanzas Inlet for stunning views of the Intracoastal Waterway. "It's one of my favorite spots. Sometimes you'll see manatees and dolphins in the water," Powell-Torode says.

Residents travel north on State Road A1A to visit the local Winn Dixie or Publix supermarkets. "This is an area where people know their neighbors. When you're at the grocery store, you're likely to see a familiar face," Powell-Torode says. On the way, you'll notice that A1A is brimming with dining establishments. World Famous Oasis Bar and Grill is a casual community staple serving a wide range of eats, from Belgian waffles and eggs Benedict to crab cakes and gator tail. But those looking for a quick pick me up can grab a cup of joe at one of the many coffee shops, like Kookaburra.

Powell-Torode says there is always something to discover in Butler and Crescent Beaches. "This is where I grew up, but I am still finding new things here every day!"
