As the city of Saint Augustine updates and expands, so do its outer neighborhoods. The Marketplace neighborhood, located west of Saint Augustine, is benefiting from that expansion. What was once a rural stretch of land is now being filled with residential, commercial and industrial developments, says Greg McCarthy, a broker associate with Endless Summer Realty. Of neighborhoods with room to grow in the coming years, it is one of the closest to Saint Augustine. “There is quick and easy access to the interstate,” McCarthy says. “There are new supermarkets and a movie theater. And several homes have no HOA and are on bigger lots.”

Mediterranean, Colonial Revival and New Traditional housing
The community’s homes are contained in its southern half, as the land north of Saint Johns County Road 214 is undeveloped. The neighborhood’s architecture is a mix of Mediterranean-influenced and Colonial Revival ranch-style homes. The community’s large lots often have oak and palm trees prominently placed. Most neighborhood streets do not have sidewalks. Homes usually range from $240,000 to $500,000. Newer homes south of Lightsey Road are more expensive and can range from $730,000 to $850,000. The neighborhood also has older mobile homes, which usually range from $130,000 to $230,000.

Students are served by the Saint Johns County School District. Students can attend Webster Elementary School, which earned a B grade from Niche. R.J. The community is less than 5 miles from downtown Saint Augustine, giving residents access to the city’s numerous shops and museums. The neighborhood is close to U.S. Highway 1 and I-95, which lead north to Jacksonville 45 miles away. The community is 60 miles from Jacksonville International Airport and 4 miles from UF Health Flagler Hospital. The Sunshine Bus Company has stops along South Holmes Boulevard, the neighborhood’s eastern border. The bus connects riders to the rest of the Saint Augustine area.
