Palencia is made up of 10 neighborhoods featuring an eclectic mix of housing options covering a vast range of styles and price points. Multi-family options include condos and townhouses, and six builders designed an array of single-family homes incorporating Craftsman, contemporary, Spanish Mediterranean and modern architecture. “You can pretty much find anything for any budget,” Bolter says. Condos range from the low $200,000s to the high $700,000s, and townhouse from the high $500,000s to more than $1 million. Monthly HOA fees are typically in the $400-$500 range, but can be as high $800-plus for the largest townhouses. A variety of single-story and multi-level homes range from the mid-$400,000s to $2 million-plus. Small to mid-sized homes line walkable, tree-filled streets. The largest homes sit on oversized lots. Monthly HOA fees are minimal, but homeowners are subject to CDD fees, which are typically folded into mortgage payments. Despite being close to the coast, the community faces a low risk of flooding. The Palencia Club’s golf course, which is open to residents and non-residents, winds its way for more than 7,000 yards among towering oak trees and lakes on the edge of natural preserves and marshlands. It has been recognized as an Audubon Sanctuary. Practice facilities include a driving range and dedicated areas for putting and chipping. Additional resort-style amenities include 10 lighted clay tennis courts, which host an annual tournament, four swimming pools and a fitness center with spa services. “It’s a very active community,” Bolter says. “They have swim classes for kids, summer camps for kids and lots of things to do for every age. They have an activities director who puts all those things together.” The community also offers several pocket parks, bike trails and 8 miles of nature trails that converge at the Tolomato River Boardwalk Preserve. Residents can dine at the community’s 33,000-square-foot clubhouse, which anchors the centrally located Village Center. Dining options range from a formal, members-only setting to a 19th hole-style bar and grill to a casual café with outdoor seating. The community also hosts culinary events such as Food Truck Fridays. Nearby Market Street is a multi-use district that features boutique shops, offices, banks and other commercial services. It also hosts the annual Palencia Spring Festival. Shopping centers and restaurants are concentrated closer to the main entrance. Publix anchors the Shoppes at Palencia Commons, and Starbucks anchors the adjacent Mercado Walk. Dining destinations include Donovan’s Irish Pub, Jersey Slice and Salsas Cocina. Students can attend a trio of top-rated St. Johns County public schools, include one in the community. Palencia Elementary, Pacetti Bay Middle and Allen D. Nease Senior High are all A-rated schools by Niche. The community is situated just off U.S. Highway 1, which provides a direct route to the heart of St. Augustine about 10 miles away. U.S. Health Flagler Hospital in St. Augustine is the closest full-service medical center. “The location is a lot better than it used to be,” Bolter says. “Eight years ago, Palencia was sort of in the middle of nowhere, but a lot more has been built in this area since then, and location is no longer a problem. You’re very close to everything.” International Golf Parkway connects residents to nearby Interstate 95. Downtown Jacksonville is a little more than 30 miles away via I-95. Jacksonville International Airport, north of downtown, is about an hour’s drive from the community. The guard-gated community’s CAP Index score of 2-outo-of-10 signifies a safe area with lower-than-average crime rate.
