While Saint Augustine, the oldest city in the United States, is known for its historic downtown, Rolling Hills has only been formed over the last 20 years, adding several subdivisions of houses. It also stands out for what else it contains. “It’s almost an extension of the suburbs mixed with a little industrial and a little commercial,” says Noah Bailey, a broker associate with the Noah Bailey Group. For those that do not mind that mix, the neighborhood’s modern aesthetic and convenient access to Saint Augustine’s amenities make it a desirable option.

New Traditional homes near major roads

The homes in Rolling Hills, scattered among several subdivisions, are modern constructions, with most being built in the 2000s and 2010s. New constructions are still available in some subdivisions. A mix of short and tall palm trees line the community’s wide and well-kept sidewalks. Some subdivisions, like Deerfield Preserve, are constructed around lakes, giving homes a waterfront view. The neighborhood’s location means noise from nearby highways like state Road 207 can sometimes be heard. Homes are predominantly New Traditional and typically range from $200,000 to $560,000. Condos usually range from $220,000 to $250,000.

R.J Murray Middle School supports the arts

Students are served by Saint Johns County Public Schools, which Niche ranks as the No. 3 school district in Florida. Students can attend Osceola Elementary School, which has an A- Niche rating. R.J. Murray Middle School is home to the Saint Johns County Center for the Arts, which allows students to enroll in pre-professional dance, band, theatre and other performing and visual arts programs. The school earned an A- rating from Niche. Pedro Menendez High School earned a B rating from Niche. Students can also attend private schools like Saint Joseph Academy, a high school which earned an A grade from Niche.

Stone Climbing fosters a strong community

Stone Climbing has introductory classes for people who want to learn the ins and outs of rock climbing, and five distinct wall regions to scale. “There’s a good range of ages here,” says Cody Stephens, the membership coordinator at Stone Climbing. “We get college students and people who come here instead of a weightlifting gym. A great community has grown here.” Vaill Point Park and Trail can treat birdwatchers to sights of sandpipers, great blue herons, snowy egrets and bald eagles throughout its 23 acres. Nearby Treaty Park has softball fields, bocce ball courts and a 28,000-square-foot skate park. Doug Crane Boat Ramp launches boats onto the Matanzas River, where dolphins and other animals can be seen. Epic Theatres of Saint Augustine shows the latest Hollywood films as well as classic rereleases.

Close to Saint Augustine Premium Outlets

Saint Augustine Fish House & Oyster Company hosts live music on its large deck. Ned’s Southside Kitchen serves classic American dishes in a pastel-colored casual setting. A Walmart Supercenter houses Charlie’s Cheesesteaks and Wings inside it. Publix Super Market, Target and Marshalls are less than two miles away at Cobblestone Village. Upscale shopping can be found 11 miles north at Saint Augustine Premium Outlets, which counts Michael Kors, Coach and Polo Ralph Lauren among its anchor stores.

Access to Saint Augustine and elsewhere

State Road 207 and U.S. Route 1 sandwich the neighborhood, allowing resident to travel throughout the state with ease. Saint Augustine’s historic downtown is four miles away, and Saint Augustine Beach is six miles away. It is approximately three miles to UF Health Flagler Hospital. Jacksonville International Airport is about 60 miles away. The Sunshine Bus Company, operated by the Council on Aging Transit Center, is designed for older residents, taking them to local places of importance, including shopping centers and Flagler Hospital.

Downtown Saint Augustine has held its Nights of Lights celebration every winter for 30 years. From late November to January, more than three million lights are hung to make sure every nook and cranny of the neighborhood glows.
