New traditional homes were custom-built in the early 2000s
Many homes in Farmington-Fox River Valley were custom-built between the 1990s and early 2000s. “When the market was going bonkers, we had these big lots with over 12,000 square feet,” Erikson says. “So, buyers built huge estates on top. Today, what brings people here are the newer floor plans and space between neighbors.” Throughout the area, single-family homes flaunt traditional architecture. Colonial and Tudor Revivals closer to the Fox River range in price from $430,000 to $800,000, while some riverfront properties reach beyond $1 million. These homes rest on manicured streets with sidewalks and freshly mowed lawns.
Farther west, homebuyers will find properties offering anywhere between 4,000 and 10,000 square feet. Subdivisions like Crane Road Estates welcome residents with grand, wrought iron gates and water features. Pine trees line their cul-de-sacs, which branch out to long, circular driveways. Prices here range from $930,000 to $3.2 million. Still, undeveloped parcels of land are available throughout, priced between $145,000 and $260,000.

St. Charles Community Unit School District 303
Students in Farmington-Fox River Valley attend St. Charles Community Unit School District 303. Wild Rose Elementary School earns an A on Niche, located about 2 miles south in the heart of Wildrose. With the same grade, Thompson Middle School ranks No. 2 in Kane County. Residents typically head 3 miles north on Randall Road for quick errands and big-box shopping. Angelo Caputo’s Fresh Market specializes in Italian goods, but patrons will find a healthy mix of imported and domestic products. The shopping center next door houses a Target and TJ Maxx. “When you’re on the west side or north St. Charles, things can feel a little more remote,” Erikson says. “But most people don’t mind driving an extra 5 minutes if it means they can have an extra acre of land and avoid seeing their neighbors.” Downtown St. Charles is 3 miles south. On the way, Riverlands Brewing Company serves seasonal pilsners and IPAs along with weekend food trucks and live music performances. Guests can dine on authentic Italian fare at La Zaza Trattoria before catching a live performance at the Arcada Theatre in Downtown St. Charles.

Festive annual events in St. Charles & Geneva
St. Charles and Geneva host various events each year, attracting residents throughout the Fox River Valley. Geneva’s Swedish Days is a hit each summer. The five-day festival has stood the test of time for over 75 years, inviting guests to shop, eat and drink all things Swedish. In September, live music, specialty wines and horse-drawn carriages come together at the Festival of the Vine. Scarecrow Weekend in Downtown St. Charles celebrates Halloween by inviting guests to build their own scarecrows. “It’s a contest, so local companies and businesses can enter. There are divisions for preschool classes and scouts, and hundreds of people participate,” Erikson says. “Some people go all out! There’s usually a theme, and all the visitors get to vote on their favorites.”

Commuter parking is a breeze at Geneva’s Metra station
Residents in Farmington-Fox River Valley are primarily car-dependent. “People commute to all different parts of Chicagoland,” Erikson says. “There’s a lot of industry in Elgin, but we’re so close to Interstates 290 and 88 that it feels like we’re right between all the hubs.” Elgin commuters can expect an 8-mile drive north on Route 25. Those heading to Chicago take I-290 49 miles east into the city. The nearest Metra is Geneva station, 6 miles south. “We used to have a two-to-three-year wait for parking permits at Geneva station,” he continues. “Sometimes, if the stars aligned, we’d transfer the spot from owner to buyer because it was easier than the waitlist. But since the pandemic, the lots are practically empty.” The nearest emergency room, Northwestern Medicine Delnor Hospital, is 5 miles south in Geneva. Out-of-state travelers typically fly from Chicago O’Hare International Airport, 30 miles east.
