The community's housing, built primarily from the mid-2000s through the mid-2010s, is anchored by a variety of single- and multi-level contemporary homes give every street its own look. Lot sizes are uniform, which means that smaller homes offer more yard space and room for amenities such as pools. The community is laid out so that single-family homes are typically found on north-south streets and townhouses on east-west streets. Single-family homes, townhouses and condos all offer attached garages. New construction is concentrated on the community’s north side. Prices range from the mid-$200,000s to the mid-$5000,000s. “The prices are average for the area, but it’s desirable for the location,” Colon says. “You’re five minutes from everything.” CDD fees cover community appearance, recreational facilities and upkeep of infrastructure. Walmart and Publix are among the big-box retailers and grocery stores just minutes from the community along U.S. Highway 192. Restaurants line the commercial corridor, which leads to downtown St. Cloud less than 4 miles away. The Catfish Place and Fat Boy’s Bar-B-Q are well-known featured eateries. More contemporary dining and entertainment options are available downtown. Several small parks are a unique feature of the community. They offer everything from relaxing green spaces to children’s playscapes to a waterfront pier for fishing and watching sunsets. Lakefront Park is a popular gathering place on the shores of East Lake Tohopekaliga in downtown St. Cloud. “There’s a little beach, a marina, and you can take a riverboat tour on the lake at night,” Colon says. Known locally as East Lake Toho, the nearly 12,000-acre body of water is a haven for outdoors enthusiasts. It is among the many Central Florida lakes known for bass fishing.Students are served by Osceola County Public Schools
Students attend Osceola County public schools. The typical pipeline for the community begins at Neptune Elementary School, rated C-plus by Niche. Older students attend Neptune Middle School, rated B-minus, and St. Cloud High School, rated B-plus. The high school features a Career and Technical Education program and offers advanced placement and performing arts classes.Residents have quick access to Florida's Turnpike
Florida’s Turnpike runs just west of the community, providing quick access to regional commutes. “It’s an excellent location,” says Samir Naim of Naim Real Estate LLC, who has sold homes in the community. “You’re close to the turnpike, which goes everywhere.” The turnpike connects to nearby U.S. Highway 192 for travel to Disney World about 25 miles west. It can also be taken to Interstate 4, which leads directly to downtown Orlando and its Central Business District about 30 miles north. Orlando International Airport is about a 30-minute drive. Orlando Health St. Cloud Hospital is less than 2 miles from the community.The community’s CAP Index score of 3-out-of-10 signifies a safe area with a crime rate lower than the national average.
