From the top of a bluff in St. George, Stone Cliff promises a high-end lifestyle and awe-inspiring views from every home. “It's up on a hill, and it’s laid out looking at the Pine Valley Mountains and looks over the whole St. George area,” says Realtor Shane Wood who works with Equity Real Estate and has over three decades of experience in the area. “If you don't want to live on a golf course, it’s the nicest gated community in St. George,” Wood says. Stone Cliff was established in 1996, with Kay Traveller as the community’s master developer. The area aims to optimize scenery as well as privacy. It has 24/7 gated security around its winding roads of single-family homes, keeping the area serene and quiet. Stone Cliff is a low-crime neighborhood: its CAP Index score is a 2 out of 10, compared to the national average of 4 out of 10. About three decades old, the area is in its final stage of building. “It’s the most established gated community in town, so that means the HOA is very solid and well-planned,” Wood says. The HOA reliably maintains the area’s resort-style amenities, including a clubhouse, pools and a fitness center.

Stone Cliff homes built for mountain scenery
South of downtown St. George, Stone Cliff offers meticulously planned lots. “The original vision was quite grand and done by Kay Traveller who kept the community in a very premier situation,” Wood says. “The lots are all set up so they don’t encroach on each other’s views.” The yards have a median size of half an acre, terraced and positioned so that all homes have panoramic views of the Pine Valley Mountains. The architecture is contemporary, some homes with midcentury modern features like low hanging eaves and clean lines. Some of them have covered patios or casitas — small guest houses. “The house quality is superior to standard construction,” Wood says. Three-to-four-bedroom houses start around $1 million and run up to $2.5 million. Five-bedroom and larger properties, some with casitas, can fetch up to $5.5 million. Outside of size alone, other factors that drive pricing include custom designs, premium materials and high-tech, smart home-style upgrades.

Stone Cliff community pools and more recreation
There are plenty of recreation opportunities in Stone Cliff, starting with indoor and outdoor swimming, ideal for an area with severe heat risk. Stone Cliff has around 30 days above 100 degrees per year. “The community surrounds an oasis-like pool with palm trees and cabanas,” Wood says. It also has an indoor Olympic-sized pool and a weight room within a clubhouse, which hosts plenty of weddings. The community also has tennis, basketball and pickleball courts. About a mile north of Stone Cliff, Springs Park has a playground and a walking trail around a duck pond where visitors can enjoy scenic vistas of the Pine Valley Mountains reflected in the water. The park also connects to the Virgin River Trail, an 11-mile paved trail that has boardwalks and views of the waterway. At St. George Golf Club, about 3 miles southwest, locals can play on a public 18-hole course with scenic views of the Pine Valley Mountains.

Highly rated Washington County public schools
Crimson View School serves kindergarten through fifth grade and has an A-minus rating on Niche. With sixth through seventh grade, Washington Fields Intermediate School also earns an A-minus. Crimson Cliffs Middle School serves eighth through ninth grade and has an A-minus. Crimson Cliffs High School has an A-minus grade, as well as electives such as creative writing and ceramics.
Crimson View School serves kindergarten through fifth grade.
The student population of Washington Fields Intermediate is 830 and the school serves 6-7.

A 3-mile commute to downtown St. George
Stone Cliff is a car-dependent community. It's located about 3 miles southeast of downtown St. George via George Washington Boulevard. As a gated community, there is no public transit in Stone Cliff. It’s only a mile west of the Red Cliffs Utah Temple, the closest location for the Church of Jesus Christ of Latter-day Saints. For the nearest medical center, St. George Regional Hospital River Road is around 3 miles northwest of the neighborhood. St. George Regional Airport is about 10 miles south, while Harry Reid International Airport is about 130 miles away in Las Vegas.
