The Ledges is divided into five neighborhoods, with each section having custom homes, desert-inspired architecture or contemporary designs at various price points. The community is overseen by the Ledges East Master Owners’ Association, which hosts regular meetings and social events. “The location is great, and there’s still new building going on up there. That’s attractive to people. They can purchase a lot and build a house like they want,” says Kimette Hughes, a Realtor with Red Rock Real Estate with more than 20 years of experience. “Some people like the gated areas, and others like being outside them on the eastern side. Either way, they’ve got amazing views of Snow Canyon or Fish Rock Mountain. And it’s a very friendly community. That’s a big draw to the area.” Homes sell for a median price of $875,000 after 100 days. Desert-inspired dwellings range from $550,000 to $1 million, while townhouses begin around $620,000 and continue to $900,000. Students living in the Ledges attend several nearby schools. Niche B-rated Diamond Valley Elementary is a state-recognized STEAM school with a career night, an arts night and a show choir. B-minus-rated Tonaquint Intermediate operates a dual language immersion program for Spanish and English speakers. Dixie Middle, rated B, was established in 1901 and was housed in the same building until 2014, when it moved into a new state-of-the-art facility. Dixie High also rated B, is one of Utah’s top 10 schools for athletes, according to Niche. Fish Rock Park is one of Saint George’s newest green spaces. It's centrally located in the community, making it highly accessible. There are pickleball courts, a playground and a covered pavilion. The Ledges Golf Course is designed to enhance the golfing experience with GPS-enabled carts, a dedicated driving range and private golf lessons. There are dozens of hiking, horseback riding and biking trails in adjacent Snow Canyon State Park. The 7,400-acre park features local landmark Scout Cave, climbing areas, lava flows and sandstone formations. World-famous Zion National Park is 42 miles from the Ledges and has archeological sites, steep cliffs and incredible views of the desert floor.Shopping and dining just minutes from home
A residential community, the Ledges only has one eatery inside the neighborhood. The Fish Rock Grille is part of the clubhouse and offers incredible views of the 18th hole and the surrounding red rock vistas of Washington County. It’s open to the public and serves familiar dishes like fish and chips or more refined fare such as roasted pear and apple salad. Just south of the neighborhood, Sunset Commercial Center and Phoenix Plaza offer a selection of chain and locally owned restaurants, thrift stores and florists. Toastique is a health-focused gourmet toast and juice bar. There’s also The Crepery, a local franchise with sweet and savory French creations and specialty drinks. For retail options, Red Cliffs Mall has dozens of stores just off Interstate 15. Golden Fortune Oriental Market and Smith’s supermarket rest on Bluff Street at the edge of Saint George. The markets have specialty ingredients, produce and essentials.Driving through southern Utah
The Ledges is a car-dependent community with State Route, or Highway, 18 and the Ledges Parkway running through the neighborhood. Highway 18 is popular with cyclists and motorists making the 10-mile journey to Saint George or Santa Clara. There’s no public transportation, but sidewalks connect the neighborhood to the golf course, swimming pool and other amenities. The community is 10 miles from Zion Medical Center or St. George Regional Hospital-River Road and 23 miles from the St. George Regional Airport.Wildfire risks
Like all of Washington County, the Ledges is at risk of wildfires. To combat these fast-moving blazes, the county ensures that buildings are constructed with fire-resistant materials, debris is kept away from houses and water reserves are kept at a minimum level.
