Frederick has historic architecture and suburban amenities
Just north of Midtown, Frederick combines the historic architecture that St. Joseph is known for and modern suburban living. “Everywhere you walk, there’s this sense of history and great things that have happened,” says Kim Schutte, the city’s Historic Preservation Planner. This appreciation for the past draws many residents to the neighborhood, hoping to get their own corner of “the good old days” at a lower-than-average price. At the same time, easy access to shopping, midcentury homes and annual community events create a suburban lifestyle.
Victorian homes can be purchased for less than $300,000
Most of Frederick’s residential zones are laid out in a neat grid, with houses lining hilly streets. Alleys provide access to single-car garages, and storage sheds are standard. Most homes are at least 100 years old, attracting investors or renovators. “We get a lot of them,” says Schutte. “There’s a certain romantic appeal to bringing something back to life.” Cape Cods and bungalows are priced between the low $60,000s and the low $220,000s. Larger Victorian designs and American Foursquares range from the high $110,000s to the high $260,000s. The prices for historic homes vary based on size and level of renovation. Midcentury split-levels and ranch-style homes are also available, selling between the low $150,000s and the high $250,000s.
The Albrecht-Kemper Museum hosts annual events
The Albrecht-Kemper Museum of Art is a cultural hub in St. Joseph and hosts several annual events. Every June, the museum invites artists from Missouri and beyond for its annual Art Fair, which includes live performances and local food vendors. The Pot of Gold Arts Gala and Auction has celebrated the season and the arts since 1978, raising funds for the museum’s educational programs and more. Closer to downtown, live performances range from classic jazz to country. “Coleman Hawkins Square is the site of several extraordinary musical performances throughout the year,” says Schutte. “You go down there, and you’re rubbing elbows with everyone in the community.”
Hi-Ho Tavern has served locals since 1882
Residents typically visit retail and chain restaurants at the East Hills Mall or along Frederick Avenue. First opened as a saloon, the Hi-Ho Tavern has served locals drinks and no-frills food since 1882. Though its menu is diverse, the tavern is best known for its 12-ounce smoked ribeye steak. Crumbly Burger offers a classic diner atmosphere and a menu to match, serving burgers, onion rings and soft-serve ice cream.
France Park is an untouched field and green space
France Park is a green space of just over 3 acres. Though it has a history of development plans that date back over 100 years, neighborhood representatives have consistently requested that it remain untouched, leaving a grassy field appropriate for soccer games, picnics and other get-togethers. The Moila Country Club hosts regular events and tournaments at its private 18-hole golf course.
Central High School is known for both sports and academics
Students can begin at Edison Elementary before heading to Bode Middle School in the neighborhood. Niche gives both schools a C-plus. Older students will attend Central High School, which has a B and is known for its success in athletics, performing arts and the scholar bowl.
The main highways in the area are Lovers Lane and Frederick Avenue
Lovers Lane and Frederick Avenue are the busiest streets in the area. Downtown St. Joseph is about 2 miles west, and Kansas City is about an hour’s drive away. Public transportation is available through Go St. Joe, which has several bus stops along Frederick Avenue.
