Established homes still standing tall
Most of Benton Park’s houses were built around the turn of the 20th century, mostly rowhome-style options built compactly. “They’re brick walk-ups,” Hill says. “Tiny lots. Usually they back up to an alley, and sometimes you have off-street parking or a garage.” The homes here average 2,270 square feet, and quite a few are multifamily structures. Others are condos and townhomes, supplementing the single-family houses here. The area’s National Register of Historic Places designation helps preserve its classic character, though modernization is common. “There has been more renovation on the east side of Benton Park, so the home values are higher,” says Realtor Dawn Griffin, who leads The Dawn Griffin Group with eXp Realty and has 20 years of industry experience. “If you’re looking for a place to invest where there are still opportunities, that’s on the west side.” Homes in need of work, including both single-family and multifamily houses, go for between $75,000 and $120,000. Those in better condition sell for $125,000 to $600,000 based on factors like square footage and condition. Condos and townhomes here go for $150,000 to $435,000.Neighborhood cafe is a hotspot
An assortment of restaurants here give residents a variety of flavors to choose from, within walking distance. The Benton Park Cafe & Coffee Bar is among the spots well-liked by locals. “Benton Park Cafe has a really righteous breakfast and brunch,” Hill says. Hodak’s Restaurant & Bar is another stalwart in the neighborhood, open since 1962 and known for its cornmeal-breaded fried chicken. “Hodak’s is my favorite chicken joint,” Hill says. Blues City Deli, meanwhile, is popular for sandwiches, including its po' boys. The area is also known in part for its multiple breweries, influenced by the German immigrants who began arriving here in the mid-19th century and by the caves that at one time traced through the neighborhood underground and served as space to store beer. Anheuser-Busch’s St. Louis brewery is located just outside the neighborhood, as are the facilities for the now-defunct Lemp Brewery, which dates back to 1864 and is now a haunted house, open on Fridays and Saturdays through October. Save A Lot and Schnucks supermarkets are also located just outside the neighborhood, providing options for grocery shopping.Benton Park stays busy with events
The Benton Park Neighborhood Association backs multiple community events in the area. Among them is a Halloween parade and trunk-or-treat, complete with contests for best kids costume and best decorated car or golf cart. There’s a Benton Park Holiday Party in early December, too, with a Santa parade and festivities at Bluewood Brewing, including raffles and silent auctions.Sigel Elementary offers accessible instruction
The Saint Louis Public Schools system carries a C overall rating on Niche. Students attend Sigel Elementary, which includes a dedicated Deaf and Hard of Hearing Program, for preschool through sixth grade. Long International Middle covers grades 7 and 8 and afterschool programming there touches on everything from robotics to chess. The student-teacher ratio at Roosevelt High is just 13-to-1. All three schools carry C-minus grades on Niche. St. Frances Cabrini Academy is a private option in the neighborhood for kindergarten to eighth grade, where students can learn an instrument after school and participate in a camping class.Benton Park traces back more than 150 years
Benton Park, the neighborhood’s namesake green space, dates back to 1866. It’s still a key feature of the neighborhood, whether to walk around the fountain and over the pedestrian bridge or to take the kids to the playground. There are tennis and pickleball courts here, too. The Cherokee Recreation Center is in the park as well, a space whose features include a boxing room. The neighborhood’s 9-acre Cherokee Park offers a ball field.I-55 is within quick reach
Interstate 55 runs parallel to a portion of Benton Park. I-55 connects to I-44 for quick commutes to Downtown St. Louis, and I-44 is also a way to reach the 356-bed SSM Health Saint Louis University Hospital — both are trips of 3 miles. Travelers can use I-55 as a link to I-70 to go to the St. Louis Lambert International Airport, too, a 17-mile trip. The thoroughfare Gravois Avenue gives residents in the neighborhood access to several stops in the city’s MetroBus system.
