Changing for the better
College Hill, like nearby communities in inner-city St. Louis, is working on improving itself after years of mid-20th century decline brought on by now-overturned segregation laws and the departure of neighborhood industry. Fae McFadden, a resident of the area since 1974 and a Realtor with Marion-Estelle Associates, says College Hill and its neighbors are changing for the better. Grassroots organizations such as the College Hill Foundation, Bridge of Hope STL and The Old North St. Louis Restoration Group are fund-raising for community revitalization projects. The focus is on working with residents to invest in maintenance, renovations and improvements to private homes and public spaces.
“Everything we’re working on is meant to stabilize and revitalize the neighborhood,” says Fred Kimbrough, the executive director of the College Hill Foundation. “We’re creating an environment where people want to live and where the housing market can thrive.”
Investing in neighborhood restoration
These new houses bring modern options to College Hill’s housing inventory, which includes late 1800s brick duplexes, early 1900s Victorians and 1970s split-levels. Older homes, most in need of renovations, are priced between $15,000 and $75,000, with an average selling price of $57,000, while new homes bring prices in the low $100,000s. “Some you can’t salvage, but many were built well and built to last,’’ Kimbrough said. Empty lots provide opportunities to develop new community parks and gardens, including a lavender farm started by the College Hill Foundation. “We’re selling wholesale to local businesses now, but we plan to sell our own products and return the profits to the neighborhood.”
Peace Park and community revitalization
Just west of College Hill, O’Fallon Park offers an open green space with softball and football fields, a basketball court, and a lake stocked with catfish and trout. O’Fallon Park’s Rec Complex provides outdoor and indoor pools. This YMCA branch offers discounted memberships based on household income, ensuring access to the center’s gym, pool and childcare opportunities. Peace Park, alongside the water tower on Grand Avenue, was the result of groups working together to convert an abandoned lot into a site with native bushes, trees and flowers.
For those interested in historic buildings, the shuttered Bissell Mansion in College Hill’s southeast corner is a nearly 200-year-old estate allegedly haunted by its original owners. (It’s also currently for sale, listed at $250,000, for anyone interested in restarting the Bissell Mansion Restaurant & Murder Mystery Dinner Theatre events, which closed in 2020.)
Groceries and take-out spots
New Light Chop Suey on West Florissant Avenue is a casual spot for Chinese takeout food, known for its shrimp fried rice and extra-crispy onion rings. Home cooks can get groceries without leaving the neighborhood at the Aldi supermarket across the street from Fairground Park. For a quick stop, Family Dollar on North Florissant Avenue has non-perishables and a selection of household goods.
Saint Louis Public Schools
Students growing up in College Hill may attend Bryan Hill Elementary School, Yeatman-Liddell Preparatory Middle School and Vashon High School, all rated D+ by Niche. Vashon offers 13 computer labs, a 25-meter indoor pool, multiple early childhood rooms and a modern library. Its Wolverines athletics program is also well-known, winning both boys and girls state basketball titles in 2023.

MetroBus St. Louis
College Hill is located 4 miles north of downtown St. Louis. Depending on traffic, driving downtown via Interstate 70 takes roughly 10 minutes. College Hill is part of the St. Louis Metro bus system, with the closest bus stop located on West Florissant Avenue. The ride downtown takes around 25 minutes and costs between $0.50 and $3, depending on travel distance.
