In 2023, 55 houses sold in Franz Park, and as of April 2024, one active listing was available.
The convenience of Franz Park’s location is reflected in the home prices. While an older two-bedroom bungalow may be priced in the $200,000s, Koppy says new construction homes are listed starting around $500,000—a big jump from the metro area’s median sales price of $276,000.

Parks and amenities
The largest city park in St. Louis, Forest Park offers an all-day getaway less than 2 miles north of Franz Park. Forest Park is a cultural heavyweight that houses the Saint Louis Zoo, Saint Louis Art Museum and the Missouri History Museum. In addition, the park includes 1,300 acres of biking trails, golf courses and lakes for locals to explore.
Head to the park that shares its name with the neighborhood for a quicker outdoor adventure. Franz Park is a green square planted in the middle of the community that offers space for a game of horseshoes, softball or tennis.

Maplewood Richmond Heights Schools
Franz Park students may attend Maplewood Richmond Heights Early Childhood Center and Maplewood Richmond Heights Elementary School, both rated A- by Niche. These schools enroll students from preschool through sixth grade. From there, students may attend Maplewood Richmond Heights Middle School for seventh and eighth grade, rated B+, and finish their education at Maplewood Richmond Heights High School, rated A.
Alternate schools include Wilkinson Early Childhood Center, a public magnet school for pre-kindergarten through second graders, rated C+ by Niche, and The Wilson School, a private school that enrolls students from preschool through sixth grade, rated A+ by Niche. There’s also St. Louis University High School, a private Catholic school rated A+ by Niche.

Dogtown’s annual events
Franz Park – along with surrounding neighborhoods Cheltenham, Clayton-Tamm, Ellendale and Hi-Pointe – formed an area locally called Dogtown in the 1880s. The Dogtown United nonprofit keeps that community identity alive today by hosting a variety of public events, like the annual Dogtown St. Patrick’s Day Parade and Irish Festival. Every St. Patrick’s Day, locals pack the sidewalks to dance to bagpipe music and watch decorative floats pass out candy to children. After the parade, the neighborhood fills the streets to enjoy food, beer and music together.
Close to downtown
Franz Park is 7 miles west of St. Louis and driving between the two via Interstate 64 takes between 10 and 20 minutes, depending on traffic. Public transit options are available from the Manchester McCausland bus stop to the Civic Center Transit Center in downtown St. Louis. This trip takes around 45 minutes, and buses leave every hour. The St. Louis Lambert International Airport is 12 miles north of Franz Park, ready for longer journeys.
Franz Park is 7 miles west of Downtown St. Louis.
East of Franz Park in St. Louis is The Gateway Arch, a 630' tall stainless steel monument.

Walking to restaurants
Just about any home in Franz Park is within walking distance of restaurants. Olympia Kebob House & Taverna, named one of the top five gyro spots in St. Louis by Riverfront Times, is a favorite gathering spot where neighbors enjoy classic Greek cuisine. Manchester Avenue, which runs along the south side of Franz Park, is dotted with dining options, including Faloni’s Restaurant, Cham Bakery and Sunny’s Cantina.
Home cooks can fill their pantries at Schnucks’ Maplewood location in the Maplewood Square Shopping Mall. An even closer option is El Potro Grocery Store, a Central American grocery located on Manchester Avenue.

I do really love the parks in St. Louis City. Forest Park and Tower Grove Park are my favorites. There are also really beautiful hiking trails very close to the city. As far as nature/outdoors goes, St. Louis is beautiful.
