“Prestigious” St. Louis suburb

On the western edge of St. Louis’ city limits, Clayton is an upscale suburb of the city. Rows of towering oak, elm and maple trees lining nearly every street set the stage for a showcase of early 20th-century architecture. The area attracted prominent city residents after its incorporation in 1913. As its population ballooned, it became home to various brick houses in styles including Tudor, colonial, and Arts and Crafts. Many of these structures remain well-preserved, welcoming residents to a well-rounded community comprising over 80% residential and parkland, all while keeping all the amenities of St. Louis at quick reach. “It’s very prestigious,” says Realtor Stephanie Oliver of Dielmann Sotheby's International Realty, who has been in the industry since 2002. “There are luxury homes for the most part and offer proximity to downtown businesses, shops, restaurants and parks. Then the school district is one of the biggest drivers as well.”

Upscale homes with proximity to St. Louis

Traditional single-family homes were built between 1900 and 1950. Many of them are at least 2,000 square feet filling pockets of the city like Moorlands and DeMun. There are also condos, some of which are new builds, for maintenance-free options. Clayton’s median list price of $765,000 is much more than in St. Louis and nearby communities like University City and Richmond Heights. Still, houses sell quicker than the national average. “Homes in Clayton tend to sell very quickly,” Oliver says. “Really, within the first 30 days. And much like a lot of markets, we’re seeing very close to 100% of list price.”

Enterprise is headquartered in Clayton

Clayton has 10 million square feet of office space and is the headquarters of companies such as Enterprise Rent-A-Car and Centene, a Fortune 500 healthcare provider. The 525-bed SSM Health St. Mary’s is outside Clayton and another top employer. “I would say that most people who live in Clayton either work in Clayton or downtown St. Louis,” Oliver says.

Niche ranks School District of Clayton one of the best in Missouri

The School District of Clayton boasts an A-plus grade on Niche and is No. 2 on the site’s ranking of the best school systems in the state. The district serves 2,500 students, but average student-teacher ratios are 12-to-1. The A-plus-rated Clayton High has a career and technical education department with instruction in topics from journalism to business and marketing. John Burroughs School, which has grades 7 to 12, is an A-plus-rated campus just outside Clayton that Niche ranks as the best private school in the state. Fontbonne University, Washington University in St. Louis and Concordia Seminary are higher education options here. Washington University is the largest of the three, with about 250 programs and 15,200 students. Fontbonne and Concordia have about 940 and 600 students, respectively.

Shaw Park is the largest in the city

Clayton has several of its own outdoor spaces, including Shaw Park. Shaw is Clayton’s largest park at 47 acres, and is a popular spot to walk. It has an expansive playground and an aquatic center. The city also neighbors Forest Park, a cornerstone of the St. Louis park system. Forest Park is 1,370 acres and encompasses multiple golf courses, a tennis center and 30 miles of trails. The free Saint Louis Art Museum and Saint Louis Zoo are in Forest Park, too. The Center of Clayton is a city recreation center available for a fee and has two pools, cardio and weight equipment, an indoor track, and more.The area usually experiences moderate weather, Oliver says. “Typically our winters — the really cold temperatures — are between December and January. Possibly into February,” she says. “And then it’s pretty moderate, really until you get to about July or August. And then we do tend to see 90- and 100-degree temperatures. Probably more so in July and August.” According to a Springfield News-Leader database, Missouri has averaged 55 tornadoes a year since 2010.

Downtown Clayton doubles as a dining destination

Downtown Clayton is where much of the city’s office space is located, but has a majority of dining options, both local spots and chains. Downtown hosts events including the St. Louis Art Fair, a staple of every September. The fair attracts some 150,000 visitors each year, with displays from almost 200 artists. “The art fair is phenomenal,” Oliver says. There’s a Straub’s grocery store near downtown and a Schnucks supermarket to the south, by the DeMun neighborhood. Additional retail is available at the 1.2 million-square-foot Saint Louis Galleria, only a mile from downtown.

MetroLink and MetroBus extend to the area

Clayton residents have access to stops in the St. Louis area’s MetroLink light rail system and the MetroBus network. MetroLink riders can take the train into Downtown St. Louis or to the St. Louis Lambert International Airport. Interstate 64 is an option for drivers heading downtown, a 10-mile trip. I-170 is a connection to the airport, 9 miles away.

Crime

According to the Clayton Police Department, the city saw a 19% overall drop in Part I crimes from 2023 to 2024. These crimes include aggravated assault, arson, burglary, homicide, larceny, motor vehicle theft, robbery and sexual assault.
