Greater Ville, a growing community with historic roots
Home to nearly 8,000 people, Greater Ville has over a century of history—a fact made evident by the community’s brick structures. Once home to J.D. Shelley, Greater Ville made history by appearing in the Shelley v. Kraemer court case that ended the ability for communities to have covenants limiting certain races from purchasing a home. Later, Chuck Berry also lived in the neighborhood, his home is another historic place housed within the limits of Greater Ville. Though history has played an important role in shaping the area, the community is still finding its footing and working toward a brighter future.
Relatively affordable homes northwest of downtown St. Louis
Less than 4 miles from downtown St. Louis, Greater Ville consists of homes from the early 1900s with traditional- and ranch-style architecture. Sidewalks line each street, though concrete edges hide beneath a layer of grass. Ivy climbs the brick exterior of vacant homes, while small trees and shrubbery accentuate occupied properties. Though there are homes in disrepair throughout the neighborhood, “a lot of people are either leaving the area because they’re getting old or passing away,” explains Juan Lewis of Kingsbury Real Estate, a resident of St. Louis and an agent with 22 years of experience in the area. Many properties needing rehabilitation housed residents for decades and went without an update while lived in. Houses needing renovation start as low as $20,000, while turnkey homes begin around $60,000 and reach up to $250,000. “You can get a reasonable brick home for $150,000. The farther you go south, the same homes go up $100,000 to $150,000 more,” Lewis says.
