Centered between the city’s oldest park and Soulard nightlife
Centered between Lafayette Square and Soulard, McKinley Heights is all about its convenience. The nightlife along Geyer Avenue and the pond at Lafayette Park are a few blocks away, and the famous Soulard Farmers Market is only about a mile away. Though routing the interstate through the neighborhood in the 1950s led to population decline, the historic neighborhood is still home to about 1,600 people. Because many houses were built in the early 20th century for two families, it’s common to see properties undergoing a unique remodel. “A lot of those are being converted into single-family homes, which people love because, all of a sudden, you have space for a family room off the kitchen,” says Michael Reiser of Coldwell Banker, an agent with several sales in the area. “You have that extra width you might not have in a traditional single-family home.”

20th-century architecture east of Jefferson Avenue
About 60% of the properties in McKinley Heights are rented, so turnkey homes ready for an owner-user are not always immediately available. Though some homes reflect the Italianate and Second Empire Victorian architecture of the late 19th century, many homes have a more traditional style with brick construction, arched windows and the occasional mansard roof. Because many single-family homes started as multifamily properties, bedroom-to-bathroom ratios are often 1-to-1. Three-bedroom houses range from $315,000 to $390,000, while four-bedrooms can reach up to $550,000. Some properties are broken into condos, with one-bedroom units starting at $135,000 and two-bedroom units costing up to $210,000.

Space to explore at Lafayette Park
Although McKinley Heights has no green spaces, the neighborhood’s proximity to Lafayette Park makes up for it. As the first park in St. Louis, Lafayette has centuries of history. Under a canopy of mature trees are walking paths that wander throughout the 30-acre park. Playgrounds, ponds and pavilions are in the southern part of the park, closest to McKinley Heights, while open fields are situated in the northernmost part of the park. For those with a green thumb, McKinley Meadows is a community garden along Missouri Avenue that grows fresh produce, from okra to chives.

Restaurants in the neighborhood and Lafayette Square
The restaurants of Lafayette Square are only blocks to the north, but the neighborhood includes a few spots of its own. Fritanga Nicaraguan Cuisine maintains a casual feel and includes an outdoor patio, and nearby Keypers Piano Bar allows customers to enjoy a glass of wine with a side of live music in the comforts of a Victorian-style building. A walk east on Russell Boulevard links the neighborhood to Soulard, putting nightlife within reach, including Hammerstone’s and Molly’s in Soulard. One of the nearest grocery options is Save A Lot, just north of Interstate 44 on Jefferson Avenue.

From summer concert series to Soulard Farmers Market
The annual McKinley Nights event consists of a “spring kickback” with live music and barbecue at McKinley Meadows. Outdoor concerts aren’t limited to this event, however, as the summer concert series at Lafayette Park runs from June to September. Because McKinley Heights neighbors Soulard, the Soulard Farmers Market is within walking distance, inviting locals to explore fresh produce and homemade sweets — just as they have for centuries. “Soulard Market is the oldest continuously operating farmers market in the country that started in 1779,” Meredith says.
St. Louis Public Schools and nearby private options
Students can attend St. Louis Public Schools, starting with Sigel Elementary, a school located at the heart of the neighborhood that receives a D-plus from Niche. From here, students can attend two C-minus-graded schools: Long Middle and Roosevelt High. Roosevelt has served the community for almost a century and includes a Marine Corps JROTC program. Gifted students can attend McKinley Classical Leadership Academy, a magnet school right in the community, and there are several private schools within a few blocks to choose from, including Lafayette Preparatory. Only two miles from Saint Louis University, McKinley Heights makes it easy for students and staff to reach one of the city’s many college campuses. “We have over 20 universities here in St. Louis, and two of those are Washington University and Saint Louis University,” says Luan Meredith of Realty and Associates, an agent specializing in the St. Louis area.

Ramps to Interstate 44 and 55
Highways border McKinley Heights on three sides: Interstate 44 acts as the neighborhood's northern border, Interstate 55 touches the eastern edge, and Route 30 is to the south. Less than 3 miles from the heart of downtown, residents can reach the Gateway Arch in a few minutes via Interstate 44, but they can also take the same highway to head to Kirkwood and other St. Louis County municipalities. Buses also serve the area, heading deeper into the city and miles outside its limits.
A population in decline and a Crime Score above the average
Even with renovation efforts underway, the population in McKinley Heights continues to decline. This downward trend was initiated by the construction of the interstates, as the roads caused a visible separation between the homes of McKinley Heights and the amenities of nearby communities. According to the CAP Index, McKinley Heights has an overall Crime Score of 6, higher than the national average of 4. Property crimes like burglary and motor vehicle theft receive scores of 7.
