Condos and small starter homes in a renter-friendly neighborhood
Most area residents are renters, and several apartment buildings surround Prosperity Heights Park. Meanwhile, single-family homes sit on tidy pocket-sized yards bordered by paved sidewalks and rows of mature trees. Some properties have driveways, but cars are often parked on the street. Condos and small starter homes make up the bulk of sales, though it’s rare for properties to appear on the market. “That’s a better investor neighborhood,” says Ekstrom, who’s been selling in the region since 2006. “It’s an affordable price range, so it’s very attractive for that.” Recently, condos sold for $100,000 to $150,000, while starter homes were priced from $200,000 to $300,000. Larger updated ranch-style homes might sell for $300,000 to $350,000.Four-season fun at Phalen Regional Park
Prosperity Heights Park stretches across both sides of Ivy Avenue East, a central thoroughfare for the area. Walking trails feed into several residential streets, making the 10-acre park easy to access on foot. Amenities include baseball diamonds, basketball hoops, tennis courts, a playground and plenty of open green space. Less than a mile away at Phalen Regional Park, walking trails encircle Phalen Lake. Visitors can inspect the Hmong Heritage Wall in the Changsha China Friendship Garden, relax by the Meditation sculpture or take a dip in the 200-acre lake. A public 18-hole golf course occupies the western bank, and cross-country skiing trails and skating rinks draw visitors in winter. Weatherwise, hail risk in the Twin Cities is also relatively high.Students attend Hazel Park Preparatory Academy through grade 8
Most students attend Hazel Park Preparatory Academy from prekindergarten through eighth grade. The school receives a Niche grade of C and is within walking distance for homes on the neighborhood’s east side. B-minus-rated Johnson Senior High School hosts the district’s Aerospace & Engineering Academy, where students can earn college credit for pre-engineering classes.Dragon Festival at Lake Phalen
St. Paul’s Greater East Side is home to a sizable Hmong population. The Dragon Festival, typically held in July at Phalen Lake, celebrates Asian-Pacific culture with dragon boat racing, martial arts, games and live performances.Metro Transit bus stops on Maryland Avenue
Commuters can use the Metro Transit bus stops on Maryland Avenue to travel around the Twin Cities. Downtown St. Paul is about 4 miles away via Phalen Boulevard, and the Minneapolis-St. Paul International Airport is about 14 miles away. No major highways pass through the neighborhood, but residents are within 2 miles of Interstate 94, which offers the fastest route for the 10-mile commute to Minneapolis. Medical services are available at M Health Fairview St. John’s Hospital, about 4 miles north.Carnivore-friendly offerings on White Bear Avenue
White Bear Avenue is home to most of the area’s commerce, with shopping centers, cocktail bars and restaurants lining the thoroughfare. Diners can get a hot dog “dragged through the garden” at Pappy’s Chicago Style Eatery, a chain that sources most of its ingredients from Chicago and is known for its Italian beef sandwiches and Philly cheesesteaks. Down the road, Best Steak House has served up porterhouse, ribeye and filet mignon since 1973. Groceries are available at ALDI and Cub Foods on the other side of the neighborhood.
