Proximity to Phalen Lake and parks in Prosperity Heights
Prosperity Heights is a neighborhood in St. Paul’s Greater East Side, one of the Twin City’s most diverse and populous districts. Residential streets point toward the namesake park at the heart of the neighborhood, and residents are within a mile of outdoor recreation and community events at Phalen Regional Park. Four miles away, downtown St. Paul hums with activity. “Phalen Lake is probably the biggest draw for that area,” says Paul Ekstrom, broker and owner of Realty One Group. Lower-than-average home prices offer another incentive to first-time homebuyers and investors.

Condos and small starter homes in a renter-friendly neighborhood
Most area residents are renters, and several apartment buildings surround Prosperity Heights Park. Meanwhile, single-family homes sit on tidy pocket-sized yards bordered by paved sidewalks and rows of mature trees. Some properties have driveways, but cars are often parked on the street. Condos and small starter homes make up the bulk of sales, though it’s rare for properties to appear on the market. “That’s a better investor neighborhood,” says Ekstrom, who’s been selling in the region since 2006. “It’s an affordable price range, so it’s very attractive for that.” Recently, condos sold for $100,000 to $150,000, while starter homes were priced from $200,000 to $300,000. Larger updated ranch-style homes might sell for $300,000 to $350,000.
Prosperity Heights offers an affordable selection of starter homes.

Four-season fun at Phalen Regional Park
Prosperity Heights Park stretches across both sides of Ivy Avenue East, a central thoroughfare for the area. Walking trails feed into several residential streets, making the 10-acre park easy to access on foot. Amenities include baseball diamonds, basketball hoops, tennis courts, a playground and plenty of open green space. Less than a mile away at Phalen Regional Park, walking trails encircle Phalen Lake. Visitors can inspect the Hmong Heritage Wall in the Changsha China Friendship Garden, relax by the Meditation sculpture or take a dip in the 200-acre lake. A public 18-hole golf course occupies the western bank, and cross-country skiing trails and skating rinks draw visitors in winter. Weatherwise, hail risk in the Twin Cities is also relatively high.
