Most area residents are renters, and several apartment buildings surround Prosperity Heights Park. Meanwhile, single-family homes sit on tidy pocket-sized yards bordered by paved sidewalks and rows of mature trees. Some properties have driveways, but cars are often parked on the street. Condos and small starter homes make up the bulk of sales, though it’s rare for properties to appear on the market. “That’s a better investor neighborhood,” says Ekstrom, who’s been selling in the region since 2006. “It’s an affordable price range, so it’s very attractive for that.” Recently, condos sold for $100,000 to $150,000, while starter homes were priced from $200,000 to $300,000. Larger updated ranch-style homes might sell for $300,000 to $350,000.

Four-season fun at Phalen Regional Park
Prosperity Heights Park stretches across both sides of Ivy Avenue East, a central thoroughfare for the area. Amenities include baseball diamonds, basketball hoops, tennis courts, a playground and plenty of open green space. Less than a mile away at Phalen Regional Park, walking trails encircle Phalen Lake. White Bear Avenue is home to most of the area’s commerce, with shopping centers, cocktail bars and restaurants lining the thoroughfare. Diners can get a hot dog “dragged through the garden” at Pappy’s Chicago Style Eatery, a chain that sources most of its ingredients from Chicago and is known for its Italian beef sandwiches and Philly cheesesteaks.
