Niche ranks Central Oak Park in the top 20 neighborhoods to live in St. Petersburg. Many of its peaceful, suburban streets are lined with the original 1920s brick when it was developed, adding to its charm. The neighborhood offers Craftsman-style bungalows, custom modern builds and a few ranch-style houses sprinkled in. “I have one that’s a 1925 Craftsman-style bungalow, so you have some of those dotted in there and homes from the ‘30s, ‘40s and ‘50s,” says Soucy, who’s sold 15 to 20 homes in the neighborhood. “There’s some new construction from about 2018 to the present, but very little. There’s no more land to develop.” Home prices range from around $284,000 for an 800-square-foot two-bedroom to around $950,000 for a three-bedroom over 2,300 square feet. “You’ll find a little bit more affordability In Central Oak Park compared to neighborhoods closest to downtown and the ones bordering the Grand Central District,” Soucy says. New construction and custom-built modern homes, like those in the El Dorado and Russell Park subdivisions, start at $990,000 and can cost over $1 million. Many homes have pools, rear garage parking, and spacious, well-manicured yards lined with mature oaks, palms and fruit trees. “Before development, it was full of avocado and orange orchards,” Soucy says. “The lots tend to be bigger.” Lot sizes span from 10,000 square feet up to 1 acre. And residents take pride in keeping up lawns. Central Oak Park Neighborhood Association even names a yard of the month. Condos are also available in the Chalet on the Lake subdivision, with one-bedroom condos starting at around $143,000 and two-bedroom condos priced at around $235,000. Residents can easily walk or bike to two parks in the neighborhood.Two miles from the Grand Central District
The closest shopping and dining options are along Route 19 and North 34th Street. Tasty Treats Café is a popular spot for breakfast sandwiches, and the upscale Beau & Mo’s Italian Steakhouse is known for its prime cuts, tomahawk steaks and chicken piccata. Caribbean Cafe is another favorite family-owned place that serves Cuban sandwiches and other authentic Cuban fare. Bright Ice Scoop Shop cools residents down in the summer with flavors like peanut butter, caramelized bananas and key lime pie. “My biggest weakness is Bright Ice,” says Soucy. “It’s flipping phenomenal; they have very different unique flavors, and they are always packed.” Grand Central District is less than 2 miles away and offers an eclectic mix of shopping, art, dining and entertainment. “On this strip, we have a ton of mom and pops, independent microbreweries, coffee roasters and restaurants,” Soucy says. “The restaurant scene gets better and better each year.” Eateries range from breweries like 3 Daughters Brewing to Bandit, a coffee house, to taquerias and vegetarian restaurant, Good Intentions. “Wild Child and Baba are also good and well-loved,” he says. The walkable district, located on Central Avenue, also offers a variety of bars and unique shops like herbal apothecary Spellcrafter and Tombolo Books. Art galleries, pottery shops, museums and theater companies fill the district, as well. Walmart is also in the district, but The Sundial, 4 miles east, is an upscale plaza that provides more shopping options.Close to parks, trails and St. Pete beaches
The neighborhood’s eponymous park sits at the heart of the community and is a small space with a playground and a canopy of towering oaks for a picnic. The 15-acre Jorgenson Lake Park is the neighborhood’s largest park, with picnic space and a lake bordered by President Barack Obama Main Library. The library is currently under renovation and is slated for completion in spring 2025. A few blocks away, the 43-mile Pinellas Trail is popular with hikers and cyclists. Waterfront parks North Shore and Vinoy are 4 miles east of the neighborhood for those who want to enjoy some fun on Tampa Bay. St. Pete Pier is located near here, offering 26 acres of water sports parks and some of the area's best views. St. Pete Beaches and Treasure Island are 6 miles west for more outdoor recreation. “That’s one of the best things when people are looking at moving to the area,” says Soucy. “You’re literally 15 minutes on a busy traffic day from the beach.”Home to the No 1. school district in Tampa
Pinellas County School District serves the area and is ranked the No. 1 school district in the Tampa area, according to Niche. Students attend Mount Vernon Elementary, Azalea Middle School and St. Petersburg High School. Mount Veron, which offers a lunch pals program, has a B-minus Niche rating, and Azalea holds a C. Earning an A on Niche, St. Petersburg High offers soccer teams and a Junior Achievement 3DE Program, which allows students to have real-world experiences and internships in workplaces.A community that celebrates
The Central Oak Park Neighborhood Association has monthly porch parties, an annual holiday celebration and a National Night Out event with the St. Pete Police Department. St. Pete’s Pride event is held in the Grand Central District every June and is the largest single-day event for the city, attracting tens of thousands of people. The district also hosts regular line dancing, karaoke, art markets and poker nights. “On Halloween, they shut down the street to vehicles, and the stores give away candy,” Soucy says. “They also shut down the streets for Small Business Saturdays.” Unlike many other communities in the area, Central Oak Park is a no-flood zone, resting on some of the highest and driest land in Pinellas County. “There’s no flood insurance required; that’s a big appeal for people,” Soucy says. “You’re in such a low-risk area.”Three miles from downtown St. Petersburg
Route 19 cuts through the neighborhood and connects to Interstate 275, providing easy access to the rest of the area. “275 is literally right there; you can get to the Tampa International Airport in 20 minutes from door to door,” says Soucy. Downtown St. Petersburg is 3 miles away, St. Pete-Clearwater International Airport is 13 miles north, and Tampa is 23 miles away. Public transportation is convenient via Pinellas Suncoast Transit Authority (PSTA). Bus stops are sprinkled throughout the community but clustered up and down 5th Avenue and 37th Street. The community’s Central Avenue Trolley or SunRunner, a PSTA service, gets residents to downtown or the beach. The nearest hospital is St. Anthony’s, 3 miles away.
