Niche ranked Coquina Key the ninth-best neighborhood to live in St. Petersburg. Its peaceful, palm-lined streets are the epitome of coastal living. The neighborhood offers Spanish and Mediterranean-influenced estates, ranch-style homes, condominiums and townhouses. Single-family homes range from around $345,000 for a two-bedroom, around 1,000 square feet to $800,000 for a three-bedroom, 1,500-square-foot home near the water. Custom estates and modern waterfront four-bedroom houses over 3,300 square feet are priced at over $1.5 million. “Half the island is in a flood zone, but the nice thing is most of the houses were built in the 1950s and ‘60s, so they’re sturdier, cheaper to insure and less maintenance,” Formico says. Higher-end homes have the best water views, direct water access and private boat docks. Homes have large pools and beautifully landscaped large lots lined with palms.Condos are primarily in Waterside South, higher-end properties, and Waterside North. A one-bedroom condo around 600 square feet starts at approximately $220,000 up to $480,000 for a two-bedroom over 1,000 square feet. Both subdivisions have homeowners’ association fees but come with access to a clubhouse, boat docks, tennis courts and other amenities. “Most condos have waterfront views, either of the canal or Tampa Bay,” he says. Coquina Key Townhouses are in the northwestern section of the neighborhood. Prices for these range from the high-$200,000s for a three-bedroom to $800,000 for a newly constructed three-bedroom over 2,400 square feet.
Endless fun on the bay
Surrounded by water and minutes from St. Petersburg beaches, Coquina Key offers a variety of outdoor recreation. Coquina Key Park sits at the northern edge on the shores of Big Bayou. The park has pickleball, tennis courts, a dog park and a fishing pier. Strolling along its walking trail to take in the views and launching a kayak to paddle around the island are also popular here. Freedom Boat Club—St. Petersburg: The Harborage is one of the largest and most popular clubs for local boaters to join. Bird Island Observation is on the southern tip, a tiny, forested island only accessible by watercraft. In addition to rare birds, the refuge is also home to stingrays and manatees. Boyd Hill Nature Preserve is 2 miles west across the bridge. Sitting on the shores of Lake Maggiore, the 245-acre preserve offers camping, an environmental education center and 6 miles of trails through hardwood hammocks, swamp woodlands and lake shore. Coquina Key is primarily residential, but the closest shopping and dining options are 1 mile west across the bridge. Southside Coffee Brew Bar is the go-to morning spot for a Mexican mocha or hangover shots. Mullet’s Fish Camp on 6th Street is known for its fish tacos, smoked fish spread and Mahi sandwiches. The no-frills seafood joint also has regular live music. Munch’s Diner, a greasy spoon known for its burgers and fried chicken, was an institution from 1952 until its closing in 2022. The restaurant became Tchotchke in May 2024, serving breakfast, brunch and lunch. Locals rave about the fried green tomatoes and shrimp and grits. One of Formico’s favorites is The Chattaway, a retro burger restaurant that opened in the 1950s. “It’s a hidden gem,” Formico says. And while restaurants are slim here, Formico says major development is coming. “Coquina Key Plaza is a 14-acre outdoor mall that they’re redeveloping and soon will be a place with retail, restaurants and a grocery store that residents can walk to,” he says. Construction on the mixed-used development started in August 2024, and when finished, it will have 450 apartments, a grocery store, a bakery, a yoga studio and a pizzeria. Dollar Tree and 7-Eleven cover essentials, and for more shopping, dining and entertainment, downtown St. Petersburg is 4 miles away. The vibrant downtown area has popular nightlife venues like Flute & Dram, Cane and Barrel Rooftop Bar and The Ale and the Witch, offering craft beers and live music. Downtown’s University Village shopping strip is home to Publix, Bank of America and other small retailers. Downtown is also home to the Salvador Dali Museum and Museum of Fine Arts. Skyway Marina District is 4 miles west of the community. The shopping and dining district near downtown is home to the Maximo Marina and locally owned shops and entertainment venues like Ibbi’s Q BBQ and St. Petersburg City Theatre.Home to the top school district in Tampa
Served by Pinellas County Schools, ranked No. 1 by Niche in the Tampa area, local students attend Lakewood Elementary, which receives a C from Niche, before heading to C-plus Bay Point Middle School. The Coquina Key Neighborhood Association hosts a variety of events and meetings to keep residents engaged. The association organizes regular restaurant meetups, an annual holiday parade, a neighborhood-wide yard sale and a yearly homeowners’ association gala. Downtown St. Petersburg also hosts regular festivals and events. Shopapalooza Festival, which occurs every November, offers goods from more than 350 local vendors, live music and artists. In February, the city hosts the St. Petersburg Fine Art Festival, featuring work from over 100 artists from Florida and across the country. Vinoy Waterfront Park comes alive in April for the Tampa Bay Blues Festival. The three-day celebration showcases a variety of blues artists along with food trucks and vendors. Coquina Key is in a high flood zone. The city provides all homeowners with a flooding protection toolkit and flood insurance rate maps. While Coquina Key is walkable and bikeable, residents need a car to reach amenities. The rest of the region can easily be reached by two main roads leading west of the neighborhood over a bridge. These connect to Highway 17 and Interstate 275, providing access to the entire area. Downtown St. Petersburg is 4 miles away, St. Pete-Clearwater International Airport is 16 miles north and Tampa is a 26-mile drive. Kindred Hospital Bay Area–St. Petersburg is a 2-mile drive across the bridge. Public transportation is convenient via Pinellas Suncoast Transit, with bus stops primarily along Lewis Boulevard.
