St. Pete community 2 miles from downtown and blocks from the bay
Less than 2 miles from downtown St. Petersburg and the Tampa Bay coastline, Crescent Heights residents enjoy both the salty sea breeze and access to big-city amenities. It’s also home to a thriving commercial corridor, giving residents easy access to shops, services and restaurants. “It’s very centrally located. It’s sandwiched between Dr. MLK Jr. Street and 4th Street, and both of those are bustling with businesses,” says DJ Soucy, Principal Real Estate Agent for DJ Soucy Group. Soucy has lived in neighboring Historic Kenwood for seven years and has served the St. Petersburg-Tampa area for just as long. This has a little more removed feeling though; it’s not really a pass-through neighborhood. If you’re in that neighborhood, it’s because you live there.” That removed feeling is in part by Crescent Heights’ variety of opportunities to enjoy the outdoors. It’s surrounded by parks, a historic botanical garden and wildlife preserves. A few blocks east are the waterfront parks along Tampa Bay and several miles west are the sugar sand beaches of St. Pete. Beyond urban convenience and outdoor recreation, the neighborhood is coveted for its historic homes. “It’s a higher-end neighborhood and very eclectic,” says Soucy. “There’s a mix of architecture; you might have a small bungalow next to a $1.4 million two-story Mediterranean style home.”

Niche ranks Crescent Heights as the 10th-best neighborhood to live in St. Petersburg. “It’s a pretty highly sought-after area that’s been in transition for the last couple of years,” says Matt Brooks, Broker Realty Experts based in Seminole. “The walkability is great and so is the vibe of the neighborhood. There are always people walking, and it has that special community feel, like you can walk out and talk to your neighbors, and you know everyone’s name on the street.” The quiet streets are lined with mature oaks, palms and a mix of homes and its historic architectural styles are as wide as its price ranges. “Crescent Heights tends to have bigger family homes, and the price point is anywhere between $500,00 and $1.5 million,” says Soucy. The neighborhood is filled with Craftsman-style bungalows, Federalist-style houses, historic traditional homes, Mediterranean-inspired homes and some modern builds strewn throughout. Most homes were built between the 1920s and ‘50s and range from around $435,000 for a two-bedroom over 900 square feet to up to $2 million for a six-bedroom renovated home over 3,800 square feet. Lot sizes average around 6,500 square feet but can span up to nearly 10,000 square feet. Most homes have front porches, rear garage parking and fenced-in yards with pools.

Blocks from Coffee Pot Bayou and waterfront parks
Crescent Lake Park hugs the neighborhood’s southern edge and has a playground, trails and a dog park. The lake at the center of this 52-acre park is surrounded by banyan trees and a popular picnic spot. “It’s a great place to bring the family; it’s super quiet,” Soucy says. Huggins-Stengel Sports Complex is also a part of the park, which offers a baseball field, pickleball and tennis courts. Sunken Gardens is a few blocks east of this park and has been a popular attraction and landmark since the 1930s. “In the 1920s, it was a sinkhole, and the family that owned the land, back when it was just orchards around, turned it into what it is today,” says Soucy. “It looks like you’re in this prehistoric garden, it’s truly beautiful. “There are thousands of tropical, centuries-old plants, a butterfly aviary and flamingos. It’s a little piece of St. Pete history.” The historic botanical garden, which was designated on the National Register of Historic Places in 1999, is home to over 50,000 exotic plants and birds from around the world. The city purchased the gardens from the family of George Turner Sr., the original owner, in the late 1990s. Crescent Heights residents are within walking distance of a variety of waterfront parks and preserves. Coffee Pot Bayou, which feeds into Tampa Bay, is less than a mile east and is popular for boating and admiring wildlife – as it’s home to manatees, dolphins and birds. Bird Island inside the bayou is home to a diverse mix of bird species and other animals. The park inside sits on the bayou and has a playground, boat ramps and walking and cycling paths that connect to other downtown waterfront parks. St. Pete’s Pier, which offers 26 acres of coastline parks, and a variety of water sports, sits under 3 miles east. In the opposite direction, St. Pete Beach is a 10-mile drive from the neighborhood.

4th Street Corridor is the pulse of the community
Most shopping and dining is along the 4th Street Corridor and MLK Jr. St. Calida Kitchen & Wine is an upscale spot known for its empanadas, branzino and flank steak. Trip’s Diner is a long-time staple loved by locals. Named after the owner’s triplets, this diner-style eatery serves homestyle American dishes like sandwiches, salads and breakfast favorites. “It’s a stapple, and it’s been there forever,” says Soucy. Casual Clam Seafood Bar & Grill is another one of Soucy’s favorite haunts. “They have the best lobster and clam rolls, and Philly cheesesteak,” he says. “I’m from Boston, so I’m extremely picky about lobster rolls and it’s literally like home. My husband and I have been going for years.” Three Birds Tavern or The Bier Boutique are the-go spots for a night out in the neighborhood. Winn-Dixie, Fresh Market and Trader Joe’s are all in the neighborhood for essentials. Downtown St. Petersburg is less than 2 miles away for more shopping, dining and entertainment options.

Home to the top school district in Tampa
Pinellas County School District serves the area and is ranked the No. 1 best school district in the Tampa area, according to Niche. Students attend Woodlawn Elementary, Meadowlawn Middle School and St. Petersburg High School. Woodlawn, which offers a triathlon team, earned a C-plus on Niche, and Meadowlawn also received a C-plus. Earning an A on Niche, St. Petersburg High offers soccer teams and is home to the first International Baccalaureate Diploma Program in the state.

A neighborhood that celebrates
Crescent Heights Neighborhood Association keeps residents engaged by organizing a variety of events, including, regular socials at local restaurants, an annual Halloween block party, a yearly chili and cornbread contest and “Lights in the Heights” a holiday event in December featuring Santa, decorating contest and costumes. Sunken Gardens also hosts events for the community. The garden’s St. Pete Yoga Festival is held every October, there are weekly yoga sessions and education tours through the gardens.

Two miles to downtown
Route 92 borders the neighborhood’s eastern edge, connecting to Highway 19 and Interstate 375, providing easy access to the rest of the area. Downtown St. Petersburg is less than 2 miles away, St. Pete-Clearwater International Airport is 11 miles away and Tampa is a 19-mile drive. Public transportation is convenient via Pinellas Suncoast Transit Authority (PSTA). Bus stops are sprinkled throughout the community but clustered along 30th and 4th avenues. The community’s Central Avenue Trolley or SunRunner, a PSTA service, gets residents to downtown or the beach. The nearest hospital is St. Anthony’s, a 2-mile drive south.
