St. Petersburg’s Da Vista is a quaint coastal suburb close to the Gulf beaches and within walking distance of shopping and dining. The neighborhood sits along the Boca Ciega Bay near the bottom of the Pinellas peninsula, where outdoor recreation is steps away. “You’re right next to the ocean, so that’s a big part of the charm,” says Realtor Aaron Hunt of Avalon Group Realty, who has served the area for over 10 years. “It’s built into the housing prices in the neighborhood, but if you like getting out on the water or hitting the beach, it’s really worth it.” Treasure Island is a quick trip west over a bridge, and St. Pete Beach is less than 3 miles away. Beyond its outdoor appeal, Da Vista draws homebuyers for its affordability, housing diversity and proximity to Downtown St. Pete, 7 miles east.

With Da Vista sitting on the Boca Ciega Bay, boating and fishing are popular pastimes. Several marinas are nearby, including Pasadena Marina, which offers over 100 slips and long- and short-term rentals. The waterfront Sunset Park sits along Central Avenue and is a local favorite for a picnic while watching the sun go down over the bay. Da Vista Community Playground is walkable from resident’s homes, providing a fenced-in turf area for kids. Azalea Park is less than 2 miles north and features an exercise zone, basketball and tennis courts and soccer fields. The park also has a trailhead for hikers and cyclists to access the 45-mile Pinellas Trail, which connects St. Petersburg to Clearwater. Treasure Island sits about 2 miles west of Da Vista over the Treasure Island Causeway. Its 3 miles of sandy shoreline is one of the most popular for swimming and sunbathing. The area also includes mom-and-pops, a trail and Johns Pass Marina. St. Pete Beach is less than 3 miles west for more outdoor fun.

The waterfront palm and oak-lined community’s original brick streets wind around large green spaces. The homes are an eclectic blend of architectural styles. “This neighborhood used to be beach bungalows and vacation homes,” says Realtor Aaron Hunt. “As people moved in and it became more residential, you started to have ranch-styles and spacious contemporary homes on the water.” Newcomers will also find Mediterranean-inspired estates, Spanish Mission-style houses, two-story Craftsman builds and custom mansions. Most dwellings were built in the early-1950s and range from the mid-$400,000s for a two-bedroom to the low-$900,000s for a four-bedroom. There are a few waterfront properties priced over $1 million. “For what you get, the price points are some of the best around,” says Bill Horobec, Realtor for Berkshire Hathaway HomeServices Florida Group – St. Pete. “You’ve got the view, of course, but you’re also close to the airport, the beaches, dining – all of it.” Horobec also echoed Hunt’s note about more permanent residents planting roots than vacationers. “It’s more year-round professionals because they have realized how nice the area is, they’ve got families, and they don’t want the added expense of a second home.” Property sizes average between 1,000 square feet and 2,900 square feet. Median lot sizes are under 10,000 square feet, but some million-dollar estates stretch more than a quarter acre. Many waterfront homes have private boat docks, pools and driveways big enough for boat parking. Most other properties have rear garage parking and screened-in porches. The Park Central Towers development offers two-bedroom condos. Prices range from the high-$200,000s to the mid-$300,000s with access to a community pool and fitness room. Da Vista has a Cap Index Crime Score of 3/10, slightly below the national average of 4.

Pinellas County School District serves the area and is the 24th-largest district in the nation. Kids can attend the A-minus-rated Pasadena Fundamental Elementary, which offers a student council, followed by Azalea Middle, which has a C-plus Niche grade. Students can finish their education at Boca Ciega High School, which scores an A-minus. The high school provides over 80 magnet programs and track and lacrosse teams.
