Mornings are fueled by Bula Kava Bar & Coffee House, which serves coffees from the South Pacific and botanical teas. While the neighborhood has many mom-and-pops, the Grand Central District is the hub for trendy eateries, shops and art galleries, like St. Pete Artworks and The Space Between. “You’re 2 minutes away from shops and restaurants on Central Avenue,” says DJ Soucy, Principal Real Estate Agent for DJ Soucy Group and neighborhood resident for seven years. “There are a ton of independent shops, from microbreweries to coffee roasters.” Bordering Historic Kenwood’s southern edge, Urban Brew and BBQ is a local favorite here for heaping trays of fried chicken and root beer-braised pork belly. LALA St. Pete is another staple, serving Mediterranean fare with a rooftop bar, live music and karaoke rooms. Shops like vintage store Curated Heat and apothecary Spellcrafter add to its eclectic vibe. The walkable palm and oak-lined neighborhood has brick streets leading to historic houses dating to the 1920s. Historic Kenwood earned a spot on the National Register of Historic Places for its preservation efforts. “Its claim to fame is it has the highest concentration of Craftsman-style bungalows per square acre in the country,” says Soucy. Bungalows comprise more than 50% of the neighborhood, but it also has Georgians, Dutch Colonial Revivals, Mediterranean Revivals, farmhouses and some contemporary two-story builds. Prices range from the low-$400,000s for a two-bedroom to the high-$900,000s for a four-bedroom. Newer properties or historical, renovated ones are priced over $1 million. “It’s the hottest neighborhood in St. Pete, and with that, the prices rise,” says Longstreth. Property sizes average between 1,000 square feet and 2,900 square feet. Most homes have rear garage parking and are set far back from the street. Lot sizes average around 6,000 square feet, but a few higher-priced homes have quarter-acre lawns. Townhouses are also available. The Towns at Union subdivision offers three-bedroom townhouses built in 2024, priced from the low-$600,000s to low-$700,000s Rental condos, townhouses and single-family dwellings are also available. The historic Seminole Park is a community staple, with a playground, Craftsman-style pavilion and walking paths. It’s also a popular picnic and neighborhood event spot. Pet owners can take their dogs to the Kenwood Dog Park, which has areas for both large and small breeds. The 52-acre Crescent Lake Park is about 3 miles away, offering a dog park, trails, and towering banyan trees surrounding the lake. “It’s a great place to bring the family; it’s super quiet,” Soucy says. The Huggins-Stengel Sports Complex is also part of the park, providing tennis and pickleball courts. Sunken Gardens is a major attraction less than 4 miles east. Pinellas County School District serves the area and is the 24th-largest in the nation. Kids can attend Woodlawn Elementary, which offers a garden club, followed by John Hopkins Middle. Both schools have a C-plus Niche grade. Bungalowfest is one of the neighborhood’s largest events. Held every February for over 25 years, the event showcases some of the community’s best architectural gems. Every March, the neighborhood celebrates Founder’s Day, honoring the birth of Historic Kenwood. Art has played a significant role in Historic Kenwood’s culture since 2014, when the Historic Kenwood Neighborhood Association got approval from the city council to create the Artist Enclave. Official members can sell work from their homes, and funding is also given for public events. In 2017, the volunteer-led group created a Public Art Master Plan, commissioning 16 artist-created signposts, seven park benches and 26 street banners. The neighborhood has raised thousands with its art events and received thousands from the city for its effort to keep its artistic creativity flowing throughout. June’s month-long St. Pete Pride celebration has been an integral event in the area for over 20 years. The LGBTQ community has played a significant role in revitalizing Historic Kenwood with businesses and restaurants, and the first St. Pete Pride event was held in the neighborhood. It’s now spread across multiple sites and is the largest Pride event in Florida, attracting over 500,000 attendees. Six churches are within the neighborhood, including Local Church St. Pete, Gace Gospel Episcopal and Temple of the Living God.Less than 3 miles from Downtown St. Pete
Alternate U.S. Route 19 cuts through Historic Kenwood, Interstate 275 runs along its eastern edge, and Highway 19 is directly west. These routes link to I-175, providing access to the region. Downtown St. Petersburg is less than 3 miles east, Tampa International Airport is about 19 miles away, and Tampa is approximately 22 miles away over the Howard Frankland Bridge. Pinellas Suncoast Transit Authority provides public transportation, with bus stops along 5th Avenue. St. Anthony’s Hospital is the closest medical facility, less than 2 miles east.
