An artsy St. Pete community near the bay and downtown

Convenience, character and community are what bring St. Petersburg’s Magnolia Heights to life. The community is known for its colorful historic homes, tight-knit neighborhood association and proximity to amenities. “Magnolia Heights is a very artsy area, so you’ll see a lot of art outside of the homes as you walk the area,” says Jonathan DeBellevue, a fifth-generation Floridian and Realtor at LPT Realty. “Most people wave to each other as they’re walking down the street or going to work, coming home; those types of things. They’ve always been very friendly and helpful.” The walkable and bikeable neighborhood allows residents to quickly reach parks, restaurants and grocery stores. Magnolia Heights is also 4 miles from downtown St. Pete and the Tampa Bay coastline, providing access to waterfront parks, diverse shopping and dining and entertainment.

Close to community green spaces, waterfront parks and St. Pete's Pier

Allendale Park is less than 1 mile east or a 4-minute bike ride from Magnolia Heights and has plenty of picnic space and walking paths. Kiwanis Park is less than a mile away and has a playground, a basketball court and picnic pavilions. Less than 2 miles south, Crescent Lake Park is a 52-acre green space surrounded by towering banyan trees. “It’s a great place to bring the family; it’s super quiet,” says DJ Soucy, Principal Agent for DJ Soucy Group, serving the area for seven years. The park has trails, a dog park and the Huggins-Stengel Sports Complex is also part of the park, which provides pickleball courts and baseball fields. Coffee Pot Bayou, which feeds into Tampa Bay, sits less than 3 miles east and is home to a bird preserve and a park with boat ramps and hiking and cycling paths. St. Pete’s Pier is 5 miles east and offers 26 acres of waterfront parks, a marina and trails.

Less than 2 miles from a vibrant business corridor

Most shopping and dining options are along Dr. MLK Jr. Street and 16th Street. The Blend is a popular morning and late-night spot, offering a menu of lattes, cold brews and cocktails. Slam Garden Thai is a local favorite for authentic curries, dumplings and stir-fries. Casual Clam Seafood Bar & Grill is beloved for seafood options like oysters, clam chowder and lobster rolls. “They have the best lobster and clam rolls and Philly cheesesteak,” Soucy says. “I’m from Boston, so I’m extremely picky about lobster rolls, and it’s literally like home. My husband and I have been going for years.” Golden Isles Brewing Company is the go-to spot for a night out, offering a variety of craft beers and live music. Rollin Oats Market is along Dr. MLK Jr. Street and provides organic and locally sourced goods. Winn-Dixie is less than 1 mile east of Magnolia Heights, and the busy 4th Street business corridor is less than 2 miles east, which provides Trader Joe’s, Publix and more essentials. Downtown St. Petersburg is 4 miles away for more shopping and dining options.

Florida bungalows dating back to the 1920s

Niche ranks Magnolia Heights as the eighth-best neighborhood to live in St. Petersburg. The neighborhood’s magnolia and palm-lined streets are lined with coastal contemporary bungalows and two-story homes, ranch-style houses and some modern builds sprinkled in. Most homes were built in the early 1950s, but newcomers can snag a historic home if they are lucky. “You’re going to find many 1920s and 1930s bungalows that are just going to add so much charm and character to the area as you’re walking your dog,” DeBellevue says. While the community’s housing diversity overflows, DeBellevue says its inventory is relatively low, and homes don’t stay on the market that long. “Magnolia Heights is pretty in demand,” DeBellevue says. “If Magnolia Heights is an area they're considering, they definitely want to be on top of it and paying attention to the inventory that’s coming in because it can move rather quickly.” Prices range from the low-$300,000s for a two-bedroom around 900 square feet to the low-$700,000s for a three-bedroom around 2,700 square feet. The newer homes, built in 2023, are in the Hyde Park development and start over $1 million for a four-bedroom home. Most homes have multi-car garages or rear garage parking, spacious paved driveways for boats or other toys and fenced-in yards with tropical landscaping. “it’s known for its well-manicured landscaping,” he says. Lot sizes are fairly small, with most averaging around 8,000 square feet. Wide sidewalks run throughout the neighborhood, making it extremely walkable. All residents are within walking or biking distance of grocery stores, parks and restaurants. Unlike many surrounding coastal Florida communities, residents are not required to have flood insurance. Magnolia Heights is 50 feet above sea level and in a low-risk zone.

Championship-winning high school

Pinellas County Schools serves the community and is ranked the top school district in the Tampa area, according to Niche. Students can attend John M. Sexton Elementary, which offers a student council and has a B rating on Niche, followed by Meadowlawn Middle, which has a C-plus. Kids can finish their education at St. Petersburg High School, which earns an A from Niche and offers championship-winning tennis and basketball teams.

A neighborhood association that celebrates

Magnolia Heights Neighborhood Association keeps the community together with a variety of events, including block parties, an annual Halloween celebration, yard sales and porch parties.

Four miles from Downtown St. Pete

Interstate 275 and Highway 93 are 2 miles west of Magnolia Heights, providing easy access to the rest of the area. Downtown St. Petersburg is 4 miles away, St. Pete-Clearwater International Airport is 10 miles away and Tampa is a 20-mile drive. Public transportation is convenient via Pinellas Suncoast Transit Authority, and bus stops are along 16th and Dr. MLK Jr. streets. There is also a protected bike lane on Dr. MLK Jr. Street. St. Anthony’s Hospital is the closest medical facility, 3 miles south.
