A St. Petersburg neighborhood close to the beach and downtown
St. Petersburg’s North Kenwood is a quaint neighborhood with a strong community spirit and proximity to big-city attractions. The community grew out of Florida’s agricultural boom and was initially grouped with its southern neighbor, Historic Kenwood. As the area developed, the two split and have since assumed their own identities. Historic Kenwood is known for having the most historic bungalows in St. Petersburg, while North Kenwood is known for its towering old oak trees, which blanket its houses. Directly off Interstate 275, the neighborhood provides access to employers and amenities, including Downtown St. Pete, less than 3 miles away. “It’s a quiet little neighborhood, and the location is great. It’s a little bit less than halfway between Downtown St. Pete and the Gulf beaches,” says Heather Brookey, President of the North Kenwood Neighborhood Association and Realtor for Exp Realty. Brookey and her husband moved to the community in 2018, and she’s been the president since 2023. The two moved from Ohio to Key West before setting in North Kenwood to open her restaurant, The Bier Boutique. “I didn’t move there with the intention of staying,” she says. “We rented the house to get the restaurant open, and when our lease came up, we ended up purchasing the house because we loved the neighborhood so much.”
Mom and pop diners and a longtime record store
Most retailers and restaurants are clustered along 22nd Avenue and 34th Street North. Publix, Dollar Tree and Sam’s Club provide essentials for the neighborhood. Kissin’ Cuzzins has been a neighborhood staple since 1961, known for its pancakes and other comfort classes. Grumpy Gringo is a popular spot serving birria tacos, tostadas and margaritas. PoFolks Restaurant is a local favorite with southern staples like fried green tomatoes, catfish and cobblers. Beyond big box stores, North Kenwood also has eclectic mom-and-pop shops, like Banana Records. Serving the community since 1977, the 20,000-square-foot facility has one of the largest vinyl collections in the world and attracts collectors from across the nation for its unique selection. The Sundial is an upscale shopping mall for more shopping needs in Downtown St. Pete, less than 4 miles away.

Bungalows and Dutch Colonials from the 1950s
Among the towering oak trees is a residential neighborhood with primarily ranch-style houses and bungalows. The walkable North Kenwood also has Dutch Colonials, Spanish-influenced homes and some two-story contemporary builds. “You’ve got a mix of older homes out there, and the neighborhood has a real sense of character that you don’t always get with those premade subdivisions,” says Matt Brooks, a Realtor with Realty Experts. Most were built in the early 1940s and ‘50s; however, some 1920s cottages remain intact. Prices range from the high $200,000s for a two-bedroom to the low $900,000s for a newly built four-bedroom. “It’s still a pretty affordable neighborhood compared to St. Pete as a whole,” says Brookey. “The home values have continued to rise for the past six years.” Property sizes average between 800 square feet and 3,000 square feet. One of the neighborhood’s most unique homes is designed like a castle. Built in 1925, a sign at its entrance reads "Golem's Winter Headquarters." The median lot size for houses is under 7,000 square feet. Avocado, orange and other fruit trees dot the landscape. North Kenwood has two lakes. Emerald Lake separates houses from a commercial area and the St. Petersburg Times’ printing plant. The other is part of Booker Creek Park. Uptown Kenwood is a newer townhouse community offering two- and three-bedroom units priced from the mid-$500,000s to the low-$700,000s. Amenities include a dog park and pool. The neighborhood also has single-family rentals, averaging in the mid-$2,000s per month. North Kenwood has a CAP Index Crime Score of 5/10, slightly higher than the national average of 4.

Close to community parks and St. Pete Beach
The 35-acre Booker Creek Park has pickleball and basketball courts, a paved path surrounding the lake and a fishing pier. “A lot of people go there; it has a great playground for kids,” says Brookey. “The city maintains a fitness area, and there’s a dock to chill out on.” Seminole Park sits directly south, offering a picnic pavilion, walking paths and regular events. Woodlawn Park is less than 2 miles east and provides several fields for adult soccer and basketball leagues. St. Pete’s Pier is about 4 miles away and features more than 26 acres of waterfront parks, a popular marina, museums and restaurants. St. Pete Beach is about 7 miles west for more outdoor fun.

Home to a top-ranked high school
Pinellas County School District serves the area and is the 24th-largest in the nation. Kids can attend Woodlawn Elementary, which offers a garden club, followed by Tyrone Middle. Both have a C-plus Niche grade. Students can finish their education at the A-rated St. Petersburg High, which offers softball and track teams.
A tight-knit neighborhood association
Established in 1995, The North Kenwood Neighborhood Association works to unite residents and better its community, collaborating with the city and local organizations. The voluntary group hosts porch parties, an annual holiday party in December and park cleanups. “We do a Booker Creek cleanup every spring,” Brookey says. “We do quarterly meetings at restaurants or breweries around our neighborhood to show support for local businesses.” Next year, we plan to do monthly neighborhood strolls.” North Kenwood received a grant from the city in 2022 to paint a mural as part of the mayor’s neighborhood grants program. Across from Booker Creek Park, the 30-foot mural reflects what North Kenwood is known for: alligators, spoonbill birds and its iconic oak trees.
Less than 3 miles from Downtown St. Pete
Interstate 275 runs along North Kenwood’s eastern edge, connecting to Highway 19 and providing regional access. Downtown St. Petersburg is less than 3 miles east, Tampa International Airport is about an 18-mile drive, and Tampa is approximately 21 miles away. Pinellas Suncoast Transit Authority provides bus service with stops along 28th and 34th Streets. St. Anthony’s Hospital is the closest medical facility, less than 3 miles east.

Employment in this area is overall pretty good. I would say that people with the right education usually get the job they want with the salary they reserve. Most people work in the education, medical, retail, and restaurant fields.
