Northeast Park has recently gained attention as a more affordable waterfront community than other St. Petersburg suburbs. “It’s alive and I’m thrilled!” says Cheryl Greenwood, a resident of more than 30 years and owner of Greenwood St. Pete Realty. She sees far more young families, dogs and bikes than when she moved to the neighborhood in 1993. “Within the past 5 years, it has an entirely new feel which I love.” Smaller, midcentury homes allow first-time buyers a point of entry into the manicured, continuously renovating community. Residents leave their own patches of green to enjoy nearby parks, within walking distance of many homes. Two bayous hug the neighborhood’s edge, inviting locals to launch boats and kayaks, or sit with a picnic and admire the calm waters.
Renovated midcentury homes in Northeast Park
Developed in the 1950s, the neighborhood features small homes on spacious lots, allowing access to buyers on a budget. On the lower end, two-bedroom homes and renovated condos start at about $350,000, with some investment properties dipping below that. “Northeast Park is still affordable, which is changing fast,” Greenwood says. “What's happening is the small homes are bought, knocked down and replaced by a mansion.” Fully renovated builds with three and four bedrooms can climb up to $800,000. On the water’s edge, customized homes with boat docks often sell for more than $1 million. Colorful ranch-style houses are common here, with midcentury and Spanish aesthetics. Neighbors across Northeast Park keep their lawns trimmed around horseshoe driveways that showcase each home’s façade. Many homes have backyard pools and ample space for entertaining.

Students have choices in Pinellas County
Students can begin school within the neighborhood at North Shore Elementary, which has a B rating from Niche. Incoming sixth graders head to Meadowlawn Middle School, which earns a C-plus, then move next door to B-plus-rated Northeast High School. The school has a diverse array of award-winning athletics programs, with recent championship titles in baseball, bowling and golf. Those looking for private schools have many local options, including Shorecrest Preparatory School, a nonsectarian school servicing preschool through 12th grade. Shorecrest’s upper school offers specialty tracks in global affairs and medicine, and Niche ranks it as the top high school in Pinellas County.

Residents can head to Crisp Park for waterfront views, large boat ramps and a gated playground. The park’s covered picnic tables fill up for birthday celebrations and family cookouts. The neighborhood’s Coffee Pot Park is also a popular destination for strolls along the bayou, and calmer waters are well-suited for kayaks and paddle boards. Keen eyes can spot manatees, dolphins and other wildlife out on the bayou or from the shore.

Neighbors catch up at Harvey’s 4th Street Grill
Harvey’s 4th Street Gill is a family-owned restaurant serving an eclectic spread of comfort foods and a popular Sunday brunch. Greenwood says it’s a place “where everyone knows everyone,” likening it to the bar from “Cheers.” Residents can reach fast food and sit-down dining without heading downtown, as 4th Street is lined with options for many different moods. The neighborhood’s Northeast Park Shopping Center has staples such as Publix, CVS and Crunch Fitness. St. Petersburg’s first Whole Foods is intended to open here in 2024.

Just 3 miles from downtown, Northeast Park residents can hop on 4th Street to get to work, visit museums or catch a Rays game. The closest hospital is St. Anthony’s, also located downtown.
