Winston Park is a neighborhood that is popular amongst retirees. As housing stock goes, you’ll find predominantly condominium-style living. “There are other types of homes, but mostly you’ll see condominiums that range from the high $100,000s to low $300,000s,” Wenzel says. Aside from condominiums, there are a few one-story Florida ranch-style homes along with two-story stucco homes and sprawling pool homes as well. Prices for single-family homes range from $100,000 for a smaller ranch-style home in need of a little TLC up to $920,000 for a sprawling ranch-style home with an in-ground pool and elaborate landscaping. The median sale price for a single-family home here is around $550,000.

Recreation at nearby nature preserves and Grady Beach
Residents can enjoy a handful of lakes sprinkled throughout the neighborhood, which are also joined by Tinney Creek, which offers fishing opportunities to adventurous locals. If you’re willing to explore outside the neighborhood’s boundaries, Sawgrass Lake Park is just a few minutes west. This 400-acre park is a protected area with plenty of opportunities to take in the wildlife and experience one of the largest maple swamps around. Snap a few photos of migrating birds or go for a hike on the mile-long boardwalk. You can also visit the Weedon Island Preserve, which is just east of Winston Park. This massive preserve is home to everything from mangrove forests to archaeological dig sites. The preserve was added to the National Register of Historic Places in 1972 and is named after a local doctor and archaeologist. Traverse nearly 5 miles of nature trails and don’t miss the Tower Boardwalk Trail, which leads to the tallest observation tower in the county. Take in views of Tampa and St. Petersburg, or take your canoe for a spin on the South Paddline Trail. Kayak through mangrove tunnels and finish your day with a picnic by the water.
If you’re in search of more sun and sand, or you’re looking for that sought-after local fishing spot, Gandy Beach has it all. The flats are a great place to cast your line or work on your paddleboarding skills, and you can drive right up to the water to enjoy a day lounging on the beach with loved ones. Additional nearby activities include the Tampa Bay Automobile Museum, which is located just a few minutes west of the neighborhood. The museum houses vintage cars with exhibits that focus on everything from front-wheel drive vehicles to instrumental engineers. Or visit the Mangrove Bay and Cypress Links Golf Courses just east of the neighborhood.

Fourth Street has locally owned eateries
If you’ve worked up an appetite but you’d rather dine in than brave a beachside picnic, there are many excellent dining options just outside of the neighborhood boundaries. “The Grand Hacienda is a fabulous Mexican restaurant on Fourth Street. Harvey’s 4th Street Grill is there too,” Wenzel says. “They are both locally owned and always packed. All of their food is cooked fresh, it’s fabulous. Those are definitely the Fourth Street go-to's.”

Students here are served by Pinellas County Schools, which earns an overall grade of A-minus from Niche. Young learners can start at Sawgrass Lake Elementary, which earns a B, before continuing on to the C-plus-rated Meadowlawn Middle and Northeast High School, which earns a B-plus. Northeast has been recognized as an AVID National Demonstration School, a designation given to those schools that best incorporates the college-preparedness strategies developed by Advancement Via Individual Determination Center.
