The neighborhood of Winston Park NE takes its name from a quadrant of 55-plus condominiums that make up most of its space. Located roughly 2.5 miles north of downtown St. Petersburg, the neighborhood has a premiere racquet sports club and the Shorecrest Preparatory School – a coveted private K-12 institution. Built in the 1970s, the neighborhood's namesake beacon for midcentury modern architecture is currently undergoing some changes, like many condominiums in Florida are. Unit prices and fees have sharply risen after Florida altered its building inspection laws in 2022. "It used to be a big community for snowbirds," says Realtor and manager of Benoot Realty Matthieu Benoot. "But with the recent law changes, they're restricting their rentals there now, so there's a lot of turnover." While some names and faces have changed, the community remains a sanctuary for healthy lifestyles, which it achieves with its recreational amenities and businesses.

Residents do not have to leave the comfort of their community to stay active and social. A relic of Florida's midcentury modern past, the outward-facing parts of the buildings feature textbook elements of the 1970s architectural craze, such as carports, natural stone pillars and breezeblock railings. The units in these buildings face inward towards a central courtyard and are often 1-to-2-bedroom units selling for between $130,000 to $325,000. Across 47th Avenue, non-age restricted condo units that back up to the Racquet Club of St. Petersburg often sell for $130,000 to $450,000. East of that, nine large single-family manors in various picturesque styles sit behind the gate at Waterford Court. These sell for at least $1 million, but rarely go on the market.

Following the 2021 Champlain Towers South collapse in Surfside, Florida's legislature introduced new safety standards for multi-story buildings. The cost of these special assessments has resulted in higher fees for condominium owners, which some residents cannot afford, especially those living on a fixed income. "Part of those laws were buildings that are 25 years or older and are within a flood zone have to go through structural testing and engineering," Benoot says. "It's causing these monthly fees to go up drastically."
