Winston Park Northeast
Dropshots galore at the Racquet Club of St. Petersburg
Residents do not have to leave the comfort of their community to stay active and social. All four Winston Park NE condominium complexes contain a center courtyard that contains a clubhouse, heated swimming pool, and shuffleboard court for residents to use. Of course, some residents prefer to venture out, making use of club membership by hitting drop shots and overhead serves across the street at the Racquet Club of St. Petersburg. Those looking for a long-distance adventure can exit their condo and head south along 1st Street. "You're a bike ride away from downtown St. Petersburg because they have a bike path that goes right into it," Benoot says. Heading in the opposite direction and taking a right on 58th Avenue leads travelers to Puryear Park, home to tennis and racquetball courts and one of the few locations left in Tampa where visitors can still play Jai Alai. But if they want to get out of the condos without traveling too far away, Tulane Park sits right across 1st Street, offering a place for Little League Baseball games and playground meetups.Water aerobics and group tennis lessons
Residents of the Winston Park NE condominiums have full access to regular programming and events in the courtyards of their community, such as group water aerobics classes. Those living in the neighborhood's other communities can also engage in social activities outside of the neighborhood. The Racquet Club of St. Petersburg hosts weekly instructional programs for youth and adults interested in improving their net game and annual summer camps for youth players.Sangria and superfoods on 4th Street
Retirees are drawn to Winston Park NE for its location, which affords easy access to popular shopping and dining without being in the middle of the hubbub. "4th Street, in this particular area, is our main artery, and that's where you'll find Trader Joe's, Whole Foods, all that type of stuff," Benoot says. Only 2 blocks west of the neighborhood, chain and locally owned restaurants line the commercial corridor south into downtown. Residents can stop over for chicken and Waffles from Metro Diner in the morning and enjoy glasses of sangria with acquaintances at Red Mesa Restaurant. For a health-conscious dining option, Fresh Kitchen offers a long menu of superfoods and cold-pressed juices.Midcentury modern condos and gated manors
Winston Park NE is the name of the neighborhood itself and a quadrant of 55-plus condominiums that occupy most of the neighborhood. A relic of Florida's midcentury modern past, the outward-facing parts of the buildings feature textbook elements of the 1970s architectural craze, such as carports, natural stone pillars and breezeblock railings. The units in these buildings face inward towards a central courtyard and are often 1-to-2-bedroom units selling for between $130,000 to $325,000. Across 47th Avenue, non-age restricted condo units that back up to the Racquet Club of St. Petersburg often sell for $130,000 to $450,000. East of that, nine large single-family manors in various picturesque styles sit behind the gate at Waterford Court. These sell for at least $1 million, but rarely go on the market.4th Street slowdowns frequent
4th Street serves as the area's main thoroughfare for both drivers and bus riders. However, because of its concentration of businesses, the roadway is prone to slow-moving traffic.Schools encourage community engagement
Students in the neighborhood begin school at North Shore Elementary, which has a B Niche score. Parents of North Shore Elementary students are encouraged to be involved in the school's community through organizations like Friends of North Shore, which organizes regular events such as “Knights in the Courtyard” and Friday Family Lunches. For grades 6-8, students attend the C-plus-rated Meadowlawn Middle. After that, students move up to Northeast High for grades 9-12, a B-plus-rated school.Things to consider
Following the 2021 Champlain Towers South collapse in Surfside, Florida's legislature introduced new safety standards for multi-story buildings. The cost of these special assessments has resulted in higher fees for condominium owners, which some residents cannot afford, especially those living on a fixed income. "Part of those laws were buildings that are 25 years or older and are within a flood zone have to go through structural testing and engineering," Benoot says. "It's causing these monthly fees to go up drastically."
