Saint Simons Island is a coastal community in Georgia’s Golden Isles that’s part sun and sand and part mossy Lowcountry. Beaches comprise the south and east, while residential streets in the north are lined with moss-draped live oaks. Saint Simons Island sees a steady stream of summer tourists but has its fair share of full-time residents—almost 15,000 as of 2020—who find a tight-knit community where every day feels like a vacation. “There’s a saying that everybody here’s on island time, which means we go at a slower pace than the rest of the world,” says Ken Sausedo, a Saint Simons Island local and agent with DeLoach Sotheby's International Realty. “Everybody just kind of enjoys it here and takes their time. It’s just a place to catch your breath.”

Mix of home styles, from petite bungalows to sprawling mansions
Saint Simons Island’s southern end is largely dominated by established neighborhoods, with a sprinkling of newer developments. Homes here range from petite 1940s bungalows to sprawling multi-million-dollar estates built between 1980 and 2024. The island’s less dense northern end is where many full-time residents opt to live and is home to most of Saint Simons’ newest properties built between 2000 and 2024. The median price for single-family homes is about $945,000. Townhouses and condos are also available throughout the area, particularly on its southern end, near the water. The median price for townhouses is about $580,000, and condos range from about $260,000 for a two-bedroom to $2 million for a four-bedroom unit on the beach.

Residents get active at East Beach, Frederica River and the Sea Palms Golf Club
Outdoor recreation ranges from picnics at the park to birdwatching at the beach. East Beach offers 3 miles of shoreline that pulls more locals than tourists. Cannon’s Point Preserve is home to native marshlands and forests. Multiple green spaces offer playgrounds, baseball fields, and, in the case of Neptune Park, an 18-hole mini-golf course. The Frederica River runs along the community’s west side and is a go-to for kayaking and fishing. Golfers tee off at the Sea Palms Golf Club, a public course attached to the Sea Palms resort.

Highly rated public and private school options
Glynn County Schools serves the community and rates an A-minus from Niche. Two of the district’s elementary schools are on the island, while the middle and high schools are in Brunswick. The community’s private school, Frederica Academy, rates an A-plus on Niche and serves kindergarten through 12th grade.

Local restaurants and essentials on the island, big box stores in Brunswick
Most restaurants in town are locally owned and popular for freshly caught seafood and traditional southern dishes. Downhome spots like Porch and Brogan’s offer casual cuisine, while upscale Halyard’s is a favorite for date nights. “There’s a saying around here that if a restaurant is open, then it must be good,” Sausedo says. Small shopping centers feature grocery stores like Harris Teeter and Winn-Dixie, plus many smaller markets and boutiques. Big box stores like Target and Walmart are about 4 miles away in Brunswick. Brunswick Hospital is the closest medical center, about 7 miles away.

The community gathers to get patriotic on Memorial Day and the Fourth of July
Saint Simon’s Island has year-round events that range from holiday season festivals to weekly farmers markets, but its biggest are its Memorial Day and the Fourth of July celebrations. Taps for Twilight on Memorial Day brings attendees to Neptune Park, where they observe an honor guard performance and pay respect to fallen veterans. “It’s a very patriotic event for a very patriotic place,” Sausedo says. The Sunshine Festival on the Fourth of July starts with a golf cart parade followed by a family-fun 5k and firework show. The PGA Tour stops at the Sea Island Golf Course in nearby Sea Island for the RSM Classic in November.
FJ Torras Causeway leads on and off the island, I-95 is in nearby Brunswick
The FJ Torras Causeway is the only way on and off the island. Traffic on this roadway is typically light, but storms and accidents can temporarily shut the bridge down. Traffic on the island is often light but can become busier during the tourist season from spring to fall. Interstate 95 sits about 11 miles away in Brunswick and connects commuters to Jacksonville and Savannah. The Savannah-Hilton Head International Airport is the closest major airport, about 80 miles away.
Residents watch out for major storms and flooding
Saint Simons Island rarely experiences tropical storms, but hurricane season can still impact the community. Flooding is a major concern, especially for those near water. Glynn County participates in the National Flood Insurance Program.
